What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A price for the repairs
  • What your policy covers, which depends on its wording
  • Areas we cannot see safely

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Chimney stacks
  • Flashings
  • Ridges and hips
  • Gutters and fascias
  • Flat roofs
  • Slate and tile slopes

Storm damage roof report in Warner Estate

If your roof has been damaged, stay safe first. Photograph the damage from ground level or a window, and never climb up. Emergency temporary protection, such as covering an opening, is a job for a roofer. We then record the damage in a report you can pass to your insurer. Keep receipts for any emergency work. Typical surveys look at stains appearing after strong winds and damage from fallen branches or debris, on chimney stacks, ridges and hips and gutters and fascias.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Warner Estate, we inspect what we can reach safely and are given access to. It is useful to know when the water appears and in what weather.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

Warner Estate roofs and the weather

Historic houses such as Bruce Castle, about 2.2 miles west, show how far back building in the area around Warner Estate goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

For site and facilities teams at buildings like The Winns Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. If you own a rental within reach of Walthamstow Central station, a clear finding on where water gets in helps you brief a roofer straight away.

Questions from Warner Estate

Do you carry out roof surveys in Warner Estate?

We do. The survey and report are the same in Warner Estate as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Warner Estate is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

My storm claim was turned down. What now?

Raise it with your insurer first. If it is not resolved, the Financial Ombudsman Service may be able to help. The Ombudsman looks at whether there were storm conditions, whether the damage fits a storm and whether the storm was the main cause.

Should I go up on the roof to take photos?

Safely, from ground level or a window. Do not use a ladder or go onto the roof. Binoculars can help you see damage from below, and we’ll record the rest.

What’s the best way to book?

The quickest way is to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof. We survey on weekdays and at weekends.

Do you use drones?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Why act early in Warner Estate

Before temporary repairs, photograph the damage from the ground if it’s safe. Those photos show the damage as it was. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Storm damage roof report starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

What you get with us

  • Photos and a written report every time
  • Covered by professional indemnity and public liability insurance
  • Thermal imaging and drone inspection where they help
  • More than 20 years surveying roofs

How it works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey normally takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. In Warner Estate, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. You tell us when the storm was and what damage you’ve seen.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. The damage is recorded with photographs, area by area.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

How to prepare

  • For a flat or shared roof, check access with the building owner or managing agent
  • Let us know about parking near the property
  • Show us where any leaks or stains appear

How to book

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or drop us an email.

When to book a survey in Warner Estate

Gusts work at anything on a roof that is loose or exposed. Driving rain then gets in through the gaps. People normally call us after a storm, once they’ve noticed damage or a leak.

Look out for signs like these:

  • Roofs hit by falling trees
  • Broken or displaced guttering
  • Slates and tiles blown off the roof
  • Cowls or aerials dislodged in the wind

Shop and office owners around 17 & Central may find that a leak can close part of a shop or office, so finding the cause quickly matters.
