How a storm damage roof report works in Bakers Arms

Storms tend to find the weak points on a roof. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Falling branches can cause damage too. Our report records what has happened to your roof, with photos. Any older wear we can see is recorded as well. If you’ve noticed loose or broken chimney pots and cowls and slates and tiles blown off the roof, a survey will tell you what’s going on, whatever the roof.

Water getting into a London home frequently comes from a detail you can’t see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Bakers Arms, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.

We keep jargon out of it: where something needs attention, it says so plainly.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours at a house, and longer if the damage is spread across a large roof. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Bakers Arms runs like any other.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. The roof is inspected from ground level, windows and the roof where it is safe.
  4. We record fresh damage and older defects.
  5. You receive the written report with photos.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Check the loft hatch can be reached
  • Mention any parking restrictions on your street

Advice

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Bakers Arms: your questions answered

Is my home in Bakers Arms listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is parking a problem for a survey in Bakers Arms?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

What if my insurer declines the claim?

Raise it with your insurer first. If it is not resolved, the Financial Ombudsman Service may be able to help. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.

Do you carry out surveys on Saturdays and Sundays?

Surveys run seven days a week. To arrange a date, call 07833 053749 or use the contact form.

Will you deal with the insurance company for me?

No. We are not loss adjusters, and we don’t negotiate claims. We provide an independent record of the roof for you to send to your insurer.

Will you go up on the roof?

Only where it’s safe to do so. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Bakers Arms roofs and the weather

About 2.5 miles south-west lies Sutton House, a reminder of how long the area around Bakers Arms has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

If you look after a shop, office or commercial unit, for instance near 17 & Central, a quick answer on where water is coming in keeps a business running. Take a building like Thomas Gamuel Primary School: a leak through a large roof is often found some distance from where the water shows inside. Landlords with a home close to Leyton Midland Road station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Useful tips for Bakers Arms property owners

A survey works best with a little help from you, before and after. Tips:

  • Ask a roofer for emergency temporary protection if water is coming in
  • Take photos of stains and damp inside
  • Note the date and time you first saw the damage
  • Keep any slates, tiles or debris that fall, if it is safe to do so

If a claim is declined and you disagree, the first step is a complaint to the insurer. After that, you may be able to take it to the Financial Ombudsman Service.

Keep the roof in good order between storms. Have loose slates, tiles and flashings seen to promptly.

Leave it or get it looked at?

If a roofer needs to make the roof safe, take photos first if you can do so safely from ground level. Those photos show the damage as it was. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
