How a storm damage roof report works in Leyton

Most policies don’t cover wear and tear. That makes the difference between storm damage and old wear important. We note signs of each: fresh breaks and recently moved slates or tiles, and older problems such as corroded nails or worn mortar. We describe what we see, whichever way it points. How the policy applies is for your insurer to decide. If you are worried about flat roof edges peeled back and loose or torn flashings, we can find out what’s behind it.

In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Leyton, we inspect what we can reach safely and are given access to. It helps to know when the water appears and in what weather.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Practical tips

Small things make a difference. Our tips:

  • Hold on to fallen pieces of the roof where you can
  • Tell your insurer about the damage promptly
  • Do not go onto the roof to take pictures
  • Record any water damage in rooms and the loft

Once we’ve been, the findings are written up with photos. It sets out what is damaged, the likely cause and any signs of older wear. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

After a storm, look at the roof from the street or garden. With binoculars, you can frequently spot problems without climbing. Don’t go up a ladder to look.

When you need someone else

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Whether your insurer will pay the claim
  • Estimates of repair costs
  • Damage hidden under coverings or inside the structure, without opening up

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

What we check

  • Chimney stacks
  • Flashings
  • Flat roofs
  • Gutters and fascias
  • Slate and tile slopes
  • Ridges and hips

Landlord and commercial surveys in Leyton

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the visit with that in mind.

Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.

What we do, step by step

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, it normally takes about one to two hours at a house, and longer if the damage is spread across a large roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.

  1. You let us know when the storm was and what damage you’ve seen.
  2. The roof is looked at from ground level, from windows and from the roof space where it is safe.
  3. The damage is recorded with photos, area by area.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. We send you a written report with photos, ready to give to your insurer.

Before we arrive

  • Leave side gates unlocked
  • Mention any parking restrictions on your street
  • Jot down any questions you want answered

Booking a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

FAQs for Leyton

Can parking be tricky for a visit in Leyton?

Sometimes, yes. If Leyton has controlled parking where you are, a visitor permit is the easiest answer.

Does a conservation area affect roof work in Leyton?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

My storm claim was turned down. What now?

The first step is a complaint to your insurer. If you’re still unhappy, you may be able to take it to the Financial Ombudsman Service. An independent report can add to your evidence, but we cannot say how it will turn out.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What do I do if water is coming in?

Call a roofer for emergency temporary protection. If it’s safe, photograph the damage before it’s covered. Keep receipts for any emergency work.

How long will you be at the property?

It usually takes roughly 1–2 hours for most homes, depending on how much of the roof was hit. We will confirm the timing when you book.

How much is a storm damage roof report?

Our price is from £150, including VAT. Larger or more complex roofs are quoted for their size. Repair costs are not included, so ask a roofer to quote.

What we’re asked to look at in Leyton

Storms do not only affect pitched roofs. Wind can lift edges and tear coverings, and blocked outlets can leave water ponding after heavy rain. Our report covers flat and pitched roofs.

A survey can pick up problems such as:

  • Lead lifted at abutments
  • Loose or broken chimney pots and cowls
  • Broken or displaced guttering
  • New damp or leaks inside

If yours is one of the older homes in the streets near Christian Hope Ministries International, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Choosing a roof surveyor

  • Which limits apply to the survey
  • Their track record with similar roofs
  • What happens after the report arrives
  • Whether VAT is added on top

What a good roof survey covers

Storm damage roof reports around Leyton

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. The wider area around Leyton has a long history of building, with Sutton House about 2.2 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Homes near green spaces like Leyton Jubilee Park can get more leaves in their gutters in autumn. Anyone responsible for a site like Dawlish Primary School will know that tracing a leak on a big roof starts with where the water appears and works back.
