Storm damage roof report in Holloway Down

Storms tend to find the weak points on a roof. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Trees and branches can also hit roofs in a storm. Our report records what has happened to your roof, with photos. Where we also see signs of older wear, the report records that too. If you’re worried about gutters pulled loose in the wind and gaps where slates or tiles have gone, a survey will tell you what’s going on, whatever the roof.

London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Insurers typically exclude wear and tear, so it is useful to know whether damage is old or new. That is as true in Holloway Down as anywhere in London. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take an hour or two for most homes, depending on how much of the roof was hit. For a visit in Holloway Down, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We note the date of the storm and the damage you’ve seen.
  2. We look at the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Advice

Useful tips for Holloway Down property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Take photos of stains and damp inside
  • Arrange temporary cover with a roofer if rain is getting in
  • Report the damage to your insurer as soon as you can
  • Do not go onto the roof to take pictures

You get the report by email and pass it to your insurer yourself. We do not deal with the insurer on your behalf.

Keep records of roof work and surveys. They help show the roof was in good order before a storm.

Common questions in Holloway Down

Will parking be an issue for a roof survey in Holloway Down?

It can be, so it helps to let us know about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

Is Holloway Down in the area you cover?

Yes. We cover the whole of London and South East England, and Holloway Down is part of that. Just ring 07833 053749 or send us an email and tell us about the property.

How strong does the wind have to be for a storm claim?

It varies by policy. Many treat gusts of about 55 mph as storm conditions, but check your own wording.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or drop us an email.

What does a storm damage report cost?

Prices start from £150, including VAT. Bigger roofs are quoted on size and access. It does not include repair costs, so you will need a roofer’s quote for those.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

What’s the best way to book?

Just call 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Leaks and storm damage in Holloway Down

Sutton House, about 2.4 miles west, is one of the historic houses in the wider area around Holloway Down. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the roof type helps narrow down where water may be getting in.

If you live near a park such as West Ham Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Landlords with a home close to Maryland station may find that tracing a leak quickly matters when a tenant is living with it.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Acting for you with the insurer
  • Estimates of repair costs
  • Areas we cannot see safely

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before you book. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Flashings
  • Flat roofs
  • Slate and tile slopes
  • Gutters and fascias
  • Ridges and hips

When to book a survey in Holloway Down

Branches and trees often come down on roofs during storms. We record the damage and where it is, with photos.

Look out for signs like these:

  • Damage from fallen branches or debris
  • Gaps where slates or tiles have gone
  • Ridge tiles that have come loose
  • Broken or displaced guttering

For an older house near a landmark like Holy Trinity & St Augustine of Hippo, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

What to check before booking

  • Their track record with similar roofs
  • How long the report takes to arrive
  • What’s outside the scope of the survey
  • Are they insured for the work?

What to expect from a roof survey

What affects the price in Holloway Down

A few things affect what a survey costs:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium
  • The size of the roof
  • The type of building, from a house to a block or an office

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We will tell you which package suits the questions you have.

Getting in touch

You do not need to know any roofing terms. Just tell us:

  • The property’s address and postcode
  • Any photos you have, taken from the ground or a window
  • The reason for the survey, like buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
