Holloway Down Flat Roof Survey
Surveys of flat roofs on homes, extensions and commercial buildings in Holloway Down. More than 5,000 surveys completed across London and South East England.
- Blistering in felt or asphalt
- Water getting in at rooflights
- Loose or cracked edge trims
Leave it or get it looked at?
A small split in a flat roof is usually a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you’re dealing with. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Flat roof survey in Holloway Down: what you get
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Common reasons to book are signs of deflection in the roof deck and outlets that hold water back, across EPDM rubber, GRP fibreglass and felt flat roofs.
On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Holloway Down, the flat roof is often a shared part of the building.
After the visit, you get a report with photographs, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

What we can’t see
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- A promise that the roof will not leak in future
- Asbestos testing, which needs a specialist asbestos surveyor
- Parts of the roof that aren’t safe to walk on or view
If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.

FAQs for Holloway Down
Do you cover commercial flat roofs around Holloway Down?
Yes, commercial flat roofs are part of what we cover. For a bigger roof, you will get a quote based on the building, and roof access is agreed with you before the visit.
Can parking be tricky for a visit in Holloway Down?
It can be, so it is useful to tell us about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How long does the survey take?
Time on site depends on the roof, but most surveys take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
What if it rains on the day?
Light rain doesn’t usually stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.
What we look for on each type of roof
Rooflights and upstands
Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.
What happens on the day
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. In Holloway Down, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- You get a report with photos and our recommendations.
Before we arrive
- Find any records of previous roof work
- Jot down any questions you want answered
- Make sure pets are kept safely away

What a flat roof survey looks like in Holloway Down
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses such as Sutton House, about 2.4 miles west, show how far back building in the area around Holloway Down goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For businesses in and around places such as Westfield Stratford City, flat roofs over shops and units are easy to forget until water comes through a ceiling. For hotels and guest houses around Holloway Down, a roof problem found early is far less disruptive than one found by a guest.

What a survey costs
Not every roof costs the same to survey, and it comes down to:
- Height and safe access
- If the survey needs thermal imaging or a drone
- Features like valleys, chimneys, dormers and parapets
- Extra roofs, like extensions, dormers or garages
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
What to let us know when you contact us
The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:
- Where water is showing inside, if it is
- How the loft is reached, if there is one
- The address and postcode of the property
- Any deadline, such as an exchange date
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or drop us an email to find out.
Common roof problems in Holloway Down
The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.
A survey can pick up problems such as:
- Failed upstands where the roof meets a wall
- Damaged trims at the roof edge
- Splits, cracks and crazing
- Pools of water lying on the roof
If you look after a building like The Jenny Hammond Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
