About our flat roof survey in Forest Gate
A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. Common reasons to book are signs of deflection in the roof deck and raised blisters across the surface, across single-ply membranes, EPDM rubber and GRP fibreglass.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Forest Gate, the roof above may belong to the building rather than one flat.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Different roofs, different checks
EPDM rubber
EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

Honest limits
It’s a careful look at the flat roof, not the whole story. The main limits are:
- Hidden layers beneath the covering
- Asbestos testing, which needs a specialist asbestos surveyor
- A fixed date for when the roof will need replacing
If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

Flat and commercial roofs around Forest Gate
About 2.2 miles north-east lies Valentines Mansion, a reminder of how long the area around Forest Gate has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you let a flat or house near Wanstead Park station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For site and facilities teams at buildings such as Woodgrange Infant School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What happens if roof problems are left?
Ponding seldom gets better on its own. It usually points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

The survey, step by step
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two for a house, rising to roughly 3–4 hours on a commercial building. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Forest Gate runs like any other.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We look at the roof from wherever it can safely be seen.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
How to prepare
- If it is not your property yet, arrange access through the agent
- Jot down any questions you want answered

Advice
Do you need a flat roof survey in Forest Gate?
The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.
Things that often lead to a survey include:
- Ponding water that doesn’t drain away
- Signs of deflection in the roof deck
- Edge trims that have lifted or split
- Raised blisters across the surface
If you live in an older home near A Radical Church, flat-roofed rear additions and dormers added over the years are worth checking.
Questions to ask before you book
- Their track record with similar roofs
- What exactly goes into their report
- Their drone registration, if they fly one
- How they’ll see the roof: from ground level, the loft, the roof or by drone
Useful tips for Forest Gate property owners
You don’t need to be a roofer to help. What helps most:
- Watch the ceilings below the flat roof for stains
- Clear roof outlets and gutters each autumn
- Look for standing water a day after rain
- File the paperwork for the roof and any repairs
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.
Forest Gate questions
Does a conservation area affect roof work in Forest Gate?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can parking be tricky for a visit in Forest Gate?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
What does a roof survey cost?
Our price is from £150, including VAT. You’ll know the exact price before booking, based on the roof’s size, access and package. For a price, phone 07833 053749 or email us.
Are you structural engineers?
No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
How long is the visit?
It normally takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. You’ll then get the report by email.
