How a roof survey works in E15

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. We’re often asked to look into leaning or weathered chimney stacks and torn or sagging underlay, on lead flashings, flat roofs and natural slate.

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It typically takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Roof surveys across E15: local notes

From Leyton, Stratford and Forest Gate to smaller places, people across E15 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

Several airports in London and the South East have flight restriction zones around them, so every drone flight in E15 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.

Stratford: If you run a business near Stratford Centre, a dated report on the roof is useful for planning and for any lease discussions. Sutton House, about 2.1 miles west, is one of the historic houses in the wider area around Stratford. Older homes in the area may have roofs that need matching materials when work is done.

Common roof problems in E15

Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.

Here are some of the things we see often:

  • Leaning or weathered chimney stacks
  • Gaps in the roof where coverings have gone
  • Ponding, splits or blisters on flat roofs
  • Gutters that overflow in heavy rain

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

When you need someone else

In fairness, there are limits to any roof survey:

  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt
  • Whether the roof structure meets design loads

Landlord and commercial surveys in E15

Any of our surveys can be booked by landlords, agents and building managers in E15. For a price for a let property or a block, phone 07833 053749 or drop us an email.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Hold on to the report for future surveys
  • Keep a record of damp patches and dates
  • Include dormers, porches and garages when you book
  • Check the roof from the ground after storms

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

E15: your questions answered

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What’s covered in a roof inspection?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
