Electronic Leak Detection in Stratford
Find out what’s going on with the flat roof membrane before you decide what to do next. We carry out electronic leak detection in Stratford, with photos and a clear written report.
- Leaks under green or ballasted roofs
- Damage from equipment installers
- Patched roofs that still leak
How the survey works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes as long as needed for the membrane area and the build-up, which we’ll explain when we quote. From the street, a London terrace normally shows only its front slope or parapet, so in Stratford we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- First, we confirm which roof areas are included.
- We get the roof ready for testing.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- The report is sent for your roofer to act on.
Preparing for the visit
- For flats, make sure roof access has been agreed
- Check we can get to the back of the property
- Make a note of anything you’d like us to look at

Advice
About our electronic leak detection in Stratford
There are different ELD methods. Low-voltage testing is usually done with the surface wet and high-voltage methods need the membrane dry and exposed. The right method depends on the membrane and the build-up of the roof, and we will explain our choice. We’ll say if your roof doesn’t suit either method before any testing starts. We survey green roofs, liquid-applied waterproofing and roof terraces and balconies, and people most often book us about failed seams and laps and new roofs to check before paving or planting.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Stratford, the roof above may belong to the building rather than one flat.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

Common roof problems in Stratford
New membranes can have defects from installation. ELD on a new roof can show holes before they cause leaks.
Look out for signs like these:
- Waterproofing to test before it is covered
- Leaks under green or ballasted roofs
- Punctures from foot traffic or tools
- Patched roofs that still leak
A roof leak in a hotel or guest house around Stratford means lost rooms as well as repairs, so it pays to find faults before guests do.

Flat and commercial roofs around Stratford
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Stratford is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Sutton House, about 2.1 miles west, is one of the historic houses in the wider area around Stratford. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you look after a shop, office or commercial unit, for instance near Stratford Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts. Controlled parking zones are common in London, so mention any permit rules for Stratford, along with any off-street space.

Tips that help
Most of what helps is simple and safe from the ground. A few suggestions:
- Do not leave water getting in
- Consider ELD before paving or planting goes on
- Clear flat roof outlets regularly
- Share any drawings of the roof
Questions about the results are welcome. We will explain what was found and what it means.
Limit foot traffic on flat roofs. Feet and dropped tools are a common cause of holes.
Common questions in Stratford
How do I find out if my home in Stratford is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can parking be tricky for a visit in Stratford?
Sometimes, yes. If Stratford has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
How experienced are you?
We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
What does electronic leak detection do?
A sound membrane blocks the test current, so wherever there is a hole, it passes through. That is how we locate breaches you cannot see.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.

What electronic leak detection doesn’t cover
It is useful to know what a survey won’t do before you book:
- Areas we can’t reach or that cannot be tested
- Fixing the holes we find
- Build-ups without a suitable layer below
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What our survey covers.
What we check
- Roof terraces and balconies
- Commercial flat roofs
- Single-ply roofs
- Liquid-applied waterproofing
- Green roofs
- Flat roof membranes
What happens if roof problems are left?
Patching where you think the leak is often misses it. Testing shows where the membrane is actually breached. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

DIY checks: what’s safe
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
