West Ham Electronic Leak Detection
Electronic leak detection in West Ham and the rest of Greater London. Surveys run seven days a week.

- Holes around roof penetrations
- Leaks through a covered membrane
Electronic leak detection in West Ham
Our ELD report shows where each breach was found, with photos. Your roofer can then repair those points instead of hunting for the leak. We don’t estimate repair costs, so your roofer prices the work. A retest after repairs can check the work if the build-up allows. You get a report with photos. Common reasons to book are repairs that haven’t stopped the leak and damage from equipment installers, on liquid-applied waterproofing, flat roof membranes and commercial flat roofs.
On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in West Ham, the flat roof is often a shared part of the building.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Electronic leak detection around West Ham
Within a mile and a half or so of West Ham there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. With Sutton House about 2.9 miles west, West Ham sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to West Ham station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like West Ham Church Primary School will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. For hotels and guest houses around West Ham, a roof problem found early is far less disruptive than one found by a guest.
West Ham is about 2 miles west of East Ham, in Greater London. Houses, flats, blocks and commercial buildings in West Ham can all book electronic leak detection, with a written report and photographs every time. Our Greater London coverage includes West Ham and the places around it.

What affects the cost of electronic leak detection
When we price a survey, we consider:
- Features like valleys, chimneys, dormers and parapets
- Any need for thermal images or a drone flight
- Commercial roofs and larger buildings
- The number of roofs, including extensions and garages
Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the exact price before booking.
What we need to know
Before you get in touch, it helps to have:
- What’s prompted the survey
- The address and postcode of the property
- The kind of building and roof involved
- When you need the report by
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or email us.
How the survey works
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take a length of time set by the size of the roof and how it’s built, which we’ll explain when we quote. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We start with what you know about the roof and the leak.
- The roof is assessed for suitability first.
- The test method is chosen to suit the roof.
- The membrane is tested and breaches are found.
- A report with photos shows where each breach is.
Before we arrive
- Jot down any questions you want answered
- Keep pets inside or away from the areas we are looking at
- Have keys ready for side gates, garages or roof access doors
Getting a price
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or email us.

Useful tips for West Ham property owners
Nothing here needs a ladder. Our suggestions:
- Act on new leaks promptly
- Record dates and spots where water appears
- Clear flat roof outlets regularly
- Test new membranes before covering them
Where the evidence points to walls, copings or rooflights, we’ll note it, so other causes can be checked.
Ask trades working on the roof to protect the membrane when they work up there. Check the roof after they’ve finished.

Checking the roof from ground level
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
West Ham: your questions answered
Is parking a problem for a survey in West Ham?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
Do you look at commercial flat roofs near West Ham, such as hotels?
Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
What does electronic leak detection do?
ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached, which shows us where the hole is.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How do I book a survey in West Ham?
It’s easiest to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will recommend the right survey. Surveys run on weekdays and at weekends.
What this survey cannot tell you
It is a careful look at the flat roof membrane, not the whole story. Its limits include:
- Repairing the breaches (that is for your roofer)
- Leaks from walls, copings or rooflights
- Sections we cannot safely access
If in doubt, call 07833 053749 or email us and we will point you to the right survey before you book. The full list of what we check.

- Single-ply roofs
Why get it checked now?
Some flat roof leaks come from walls or details. ELD helps rule the membrane in or out, so other causes can be checked. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.
