West Ham Gutter Survey
Find out the condition of the gutter at your property in West Ham from an independent roof surveyor. Visits run on weekdays and weekends, in the daytime.
- Rotten fascias or stained soffits
- Overflowing eaves gutters
- Joints that drip after rain
How the survey changes by roof type
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run so outlets get close attention.
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Lead is also a target for theft.
Gutter survey in West Ham: what you get
Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. Common reasons to book are dripping or leaking gutter joints and cracked or loose downpipes, on valley gutters, fascias and soffits and downpipes.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a survey costs
Several things affect the price of a survey:
- If the survey needs thermal imaging or a drone
- The size of the roof
- Building height and the viewpoints available
- House, block, shop or office
Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for your survey before you book.
Booking your survey
To price your survey accurately, we will ask about:
- The type of building and roof, such as pitched or flat
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from the ground or a window
- How the loft is reached, if there is one
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or email us.
Tips that help
Most of what helps is simple and safe from the ground. A few suggestions:
- Watch ceilings under valley gutters for fresh marks
- Include valley, parapet and box gutters when clearing
- Look out for overflows when it pours
- Book gutter clearing once a year, more frequently near trees
Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
What happens if roof problems are left?
A dripping joint or sagging bracket won’t get better on its own. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. In West Ham, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What happens on the day
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two at most homes, and about three to four hours for a commercial roof. In a London area like West Ham, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from the ground, windows, the loft and, where it is safe, the roof itself.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photographs and recommendations.
How to prepare
- Find any records of previous roof work
- If it is not your property yet, arrange access through the agent
- Show us where any leaks or stains appear

Roofs, chimneys and gutters in West Ham
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in West Ham is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Sutton House about 2.9 miles west, West Ham sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Take a building like West Ham Church Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around West Ham Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
West Ham is about 2 miles west of East Ham, in Greater London. Bookings from West Ham are handled just like any other: a call or an email, a price, then a date. Our area takes in places right across Greater London, large and small.

Your questions about gutter surveys in West Ham
Do you survey roofs for landlords with property near West Ham station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.
Does a conservation area affect roof work in West Ham?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you walk on the roof?
Not unless it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.
How fast do I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Yes. Surveys are carried out seven days a week. Just call 07833 053749 or email us to arrange a day.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance.
Will you photograph what you find?
Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.
