Thermal roof surveys around West Ham

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. West Ham is about 1 mile from the edge of the flight restriction zone around London City Airport. Where the drone is part of the survey, we check the exact boundary for the address before flying.

For a London address like West Ham, it helps to know about controlled parking before the day. Sutton House lies about 2.9 miles west, so building around West Ham goes back a long way. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Thermal roof survey in West Ham

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Typical surveys look at heat escaping through the roof and leaks far from where the stain appears, across commercial roofs, loft conversions and insulated roof spaces.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in West Ham is checked before any drone flight, and permission is never taken for granted.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we look for on each type of roof

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. The camera can help show where to look.

Felt and asphalt flat roofs

Felt and asphalt roofs often show wet areas as patches that differ from the rest. Moisture readings are used to check them.

Honest limits

Before you book, it’s worth knowing what a survey won’t do:

  • Readings unaffected by sun, shade or reflections
  • An energy rating for the building
  • Whether the deck or roof structure is strong enough

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Loft conversions
  • Ceilings below the roof
  • Pitched roof slopes
  • Commercial roofs
  • Flat roofs
  • Insulated roof spaces

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours on an ordinary house, and more on a big or complicated roof. From the street, a London terrace usually shows only its front slope or parapet, so a visit in West Ham moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Make sure the loft hatch can be reached
  • For flats, make sure roof access has been agreed

Advice

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Questions from West Ham

Can you fly a drone over a roof in West Ham?

That depends on where the roof is and on the weather. The flight restriction zone around London City Airport comes within about 1 mile of West Ham. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Does a conservation area affect roof work in West Ham?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Do you work in West Ham?

Yes. We survey roofs in West Ham and the rest of Greater London. To book, ring 07833 053749 or drop us an email.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.

Do you need a thermal roof survey in West Ham?

After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain, given suitable conditions on the day.

Here are some of the things we see often:

  • Damp around roof outlets and upstands
  • Damp where roofs meet walls and chimneys
  • Ceilings that feel colder in places
  • Leaks far from where the stain appears

The streets around a church such as Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Before you book any roof surveyor

  • Whether the inside of the roof is included
  • Whether they hold professional indemnity and public liability insurance
  • Whether VAT is added on top
  • When you’ll get the report
