Thermal roof survey in Three Mills: what you get

What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when you book, and the report explains how the conditions on the day affected the results. If you’ve noticed areas losing heat at the eaves and junctions and damp around chimneys and parapets, a survey will tell you what’s going on, whatever the roof.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Three Mills as anywhere. Mention access, height and anything unusual about the building as you book. The extra view helps most on steep slopes, tall stacks and rear additions.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

  • The shape of the roof and its details
  • Roof area
  • Any need for thermal images or a drone flight
  • Height and safe access

Getting in touch

Before you get in touch, it helps to have:

  • The kind of building and roof involved
  • Photos of the roof, taken safely from the ground or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work

To get a price for thermal roof surveys in Three Mills, call 07833 053749 or drop us an email. The address, the type of property and what you want to find out help us price the survey accurately.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • For flats, check roof access has been agreed
  • Make a note of anything you’d like us to look at
  • Clear the way to the loft hatch

Advice

Why act early in Three Mills

A poorly insulated roof loses heat year after year. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Why book with us

  • An independent view of the roof
  • Prices that include VAT
  • Drone and thermal imaging surveys available
  • Over 5,000 surveys carried out

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Check outlets after heavy rain
  • Keep the heating on as usual before a heat loss survey
  • Keep dated photos of any marks on ceilings
  • Use the report as a baseline for later checks

Premium Surveys include an in-person consultation, so you can go through the images with us. A follow-up 12 months later is included as well.

Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.

Three Mills questions

Does a conservation area affect roof work in Three Mills?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Are there drone restrictions around Three Mills?

Normally it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London City Airport comes within about 1 mile of Three Mills. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. High wind or heavy rain also stops a small drone flying.

Do you cover Three Mills for thermal roof surveys?

Yes. We cover Three Mills and the rest of Greater London, as part of our work across London and South East England. To book, ring 07833 053749 or drop us an email.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What will the report tell me?

A written report with photos, explaining the condition of the roof, any defects and our recommendations, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Does thermal imaging work on slate and tile roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

Different roofs, different checks

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. Thermal imaging can suggest where that may be happening.

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. Thermal imaging helps suggest where it is, given suitable conditions on the day.

What a thermal roof survey looks like in Three Mills

Three Mills has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. Three Mills is about 1 mile from the edge of the flight restriction zone around London City Airport. If your survey includes the drone, we check the exact boundary for the address before flying.

For an older house near a landmark like St Mary's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps. If you run a hotel or guest house in or near Three Mills, a roof problem can mean rooms out of use. Historic houses like Sutton House, about 2.4 miles north-west, show how far back building around Three Mills goes. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.
