Chimney survey in Three Mills

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. We are often asked to look into mortar washing out of the joints and flaunching that has broken away, on shared and party-wall stacks, flaunching and chimney pots and cowls.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What this survey cannot tell you

Before you book, it is worth knowing what a survey will not do:

  • Checks on boilers, fires or their flues
  • Hidden sides of a shared stack
  • Conditions inside walls

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.

Useful tips for Three Mills property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Note any damp on chimney breasts and when it appears
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Leave close inspection to people with safe access
  • Ask for ventilated caps on redundant stacks

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Three Mills questions

Will parking be an issue for a roof survey in Three Mills?

It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.

I let a flat near West Ham station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

How we price chimney surveys

Not every roof costs the same to survey, for these reasons:

  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • Whether it’s a home or a commercial building
  • Height and safe access

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Booking your survey

What helps most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from the ground or a window

Once you know what you need, call 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

What happens on the day

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take between one and two hours for most houses, though large, tall or awkward roofs take more time. In Three Mills, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Leave a clear route to the loft
  • Keep pets in another room

Arrange a survey

Booking is simple: just call 07833 053749 or send us an email and give us a few details about the property and we’ll recommend the right survey. The price is agreed up front.

Advice

Chimney surveys around Three Mills

About 2.4 miles north-west lies Sutton House, a reminder of how long the area around Three Mills has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings like East London Science School, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to St Mary's Church: its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a shop, office or commercial unit, for instance near Stratford Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
