Gutter surveys for homes and businesses in Three Mills
Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey valley gutters, parapet and box gutters and eaves gutters, and the problems we’re asked to look at most are fascia boards damaged by overflowing water and overflowing valley or parapet gutters.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Three Mills has one, it needs checking from somewhere that can actually see it.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Checking the roof from the ground
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Gutter surveys in Three Mills: local notes
With Sutton House about 2.4 miles north-west, Three Mills sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Three Mills is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Landlords with a home close to West Ham station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park like Bob's Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

What a survey costs
Prices vary from roof to roof, and it comes down to:
- How tall the building is and how easy the roof is to see
- Features like valleys, chimneys, dormers and parapets
- House, block, shop or office
- Extensions, dormers and garages with roofs of their own
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
What to let us know when you get in touch
If you can, have these to hand when you get in touch:
- Any marks or damp showing indoors
- The reason for the survey, like buying, a leak or storm damage
- Whether there’s a loft hatch, a shared roof or tricky access
- The style of property, from a terrace to a block
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or send us an email.

When to book a survey in Three Mills
Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead linings can also be stolen.
Signs worth acting on include:
- Brackets that have dropped or snapped
- Leaves and moss blocking gutters
- Leaks at the gutter joints
- Water spilling over the gutter edge
Shop and office owners around Stratford Centre may find that a dated report on the roof is useful for planning and for any lease discussions.
What to check before booking
- Which viewpoints they use to see the roof
- Is there a chance to talk the report through?
- How long they’ve been surveying roofs
- Whether they hold professional indemnity and public liability insurance
Three Mills: your questions answered
Do you survey roofs for landlords with property near West Ham station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.
Will parking be an issue for a roof survey in Three Mills?
Parking in Three Mills, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
Do you survey underground drains?
No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Do you use drones?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
What will the report tell me?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.
Practical tips
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Book gutter clearing once a year, more often near trees
- Keep climbers away from the eaves
- Don’t climb a ladder to look in the gutters
- Don’t leave hidden gutters out of a clear-out
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
The survey, step by step
Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. The survey typically takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a visit in Three Mills, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.
- We ask about overflows, damp or leaks you’ve noticed.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- The roof space is checked for water marks if it is safe to get into.
- The findings are written up with photographs and recommendations.
Before the survey
- If you are buying, check with the agent that we can get in
- Make a note of anything you’d like us to look at
- Leave side gates unlocked
