Gutter survey in Bromley
Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. Common reasons to book are hoppers and outlets full of debris and dripping or leaking gutter joints, across parapet and box gutters, fascias and soffits and downpipes.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Bromley as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Gutter surveys around Bromley
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.2 miles north-west lies Sutton House, a reminder of how long the area around Bromley has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Bow Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park like Bob's Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Shop and office owners around Stratford Centre may find that a dated report on the roof is useful for planning and for any lease discussions.

What we look for on each type of roof
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.
What you can safely check yourself
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.
Bromley: your questions answered
Can a landlord with a rental near West Ham station book a roof survey?
Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or send us an email with the address and some details, including who will give access on the day.
Does a conservation area affect roof work in Bromley?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How soon will I get the report?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Is a CCTV drain survey included?
No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Do you work in Bromley?
Yes. We cover Bromley and the rest of Greater London. For a price, call 07833 053749 or use the contact form.
Will you go up on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Gutters out of sight from every safe vantage point
- The inside of a downpipe along its whole length
- Pipes below ground level
If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. What a survey covers and does not.

The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- The loft space is checked for water marks if it is safe to get into.
- The findings are written up with photographs and recommendations.
