What happens if roof problems are left?

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. In City of Westminster, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

About our gutter survey in City of Westminster

Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. We survey valley gutters, parapet and box gutters and eaves gutters, and the problems we are asked to look at most are valley or box gutters that overflow inside and downpipes that are split or coming away.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in City of Westminster with this kind of roof, the hidden gutter is one of the first things to check.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

When to book a survey in City of Westminster

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

Things that often lead to a survey include:

  • Cracked or loose downpipes
  • Gutters packed with leaves or moss
  • Water backing up from a hidden gutter
  • Rotten fascias or stained soffits

If you own a rental within reach of Bond Street station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

City of Westminster questions

I let a flat near Bond Street station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is parking a problem for a survey in City of Westminster?

It rarely stops a survey, but it’s worth planning. Tell us what parking is available nearby, and the visit is planned around it.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Does the report include photos?

Yes. Photographs are part of every report.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just phone 07833 053749 or drop us an email to arrange it.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours at most homes, and longer for a large or complex roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in City of Westminster moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Unlock side gates and any roof access doors
  • Buyers: confirm access with the estate agent or seller
  • Agree roof access with the managing agent if it is shared

Arrange a survey

A quick phone call is typically the easiest start: phone 07833 053749 or drop us an email and we will ask a few questions about the roof. You will have a price before anything is arranged.

City of Westminster homes and their roofs

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Handel Hendrix House, about 0.3 miles east, show how far back building in the area around City of Westminster goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Homes near green spaces like Hyde Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you look after a shop, office or commercial unit, for example near Kingly Court, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
