Gutter Survey in Mayfair
A careful look at the gutter at your property in Mayfair, and put it all in a written report with photographs.
- Blocked outlets and hoppers
- Joints that drip after rain
- Overflowing valley or parapet gutters
Gutter survey in Mayfair: what you get
Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey downpipes, fascias and soffits and eaves gutters, and common reasons people get in touch are soffits marked by water and leaking or loose downpipes.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Mayfair as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

Do you need a gutter survey in Mayfair?
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
Common reasons to book include:
- Gutters full of debris and silt
- Leaking or loose downpipes
- Water spilling over the gutter edge
- Water backing up from a hidden gutter
Living close to Green Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
Before booking anyone
- When you’ll get the report
- Their drone registration, if they fly one
- What the survey will not cover
- Which parts of the roof they’ll actually see
The survey, step by step
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. London terraces rarely offer a view of the whole roof from one spot, so in Mayfair we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- Point out any leaks or damp patches
- Dig out any old roof reports or invoices
- Keep pets inside or away from the areas we are looking at
Getting a price
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or drop us an email.
Advice
Local roofs in Mayfair
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look. Handel Hendrix House, about 0.2 miles north, is one of the historic houses in the wider area around Mayfair. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Anyone responsible for a site like LITE Regal International School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Bond Street station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Useful tips for Mayfair property owners
From years of surveys, a few habits stand out:
- Check that downpipes are firmly fixed to the wall
- Book gutter clearing once a year, more often near trees
- Look out for overflows when it pours
- Keep climbers away from the eaves
Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Get the gutters cleared every year, and more often if trees overhang the roof. The best time is usually after the leaves have dropped. Clean gutters can do their job.
Common questions in Mayfair
Does a conservation area affect roof work in Mayfair?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
I let a flat near Bond Street station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or email us with the address and some details.
What happens after the survey?
The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Is it a structural engineer’s report?
No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
Do you survey at weekends?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just ring 07833 053749 or drop us an email to arrange it.
Will you fly a drone over my roof?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
Is a CCTV drain survey included?
No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Why it is worth a survey now in Mayfair
Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Gutter survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.
Why us?
- Clear package prices, with VAT included
- Drone flown under a CAA Flyer ID and Operator ID
- An independent view of the roof
- 5,000+ surveys completed

What you can safely check yourself
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What this survey can’t tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Confirming asbestos in older rainwater goods
- Pipes below ground level
- Hidden sections we cannot view safely
If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before booking. What our survey covers.
