About our chimney survey in Mayfair

On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and our recommendations. Typical surveys look at damp on a chimney breast inside and loose, cracked or missing pots, on lead flashings, flaunching and brick chimney stacks.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Mayfair with this kind of roof, the hidden gutter is one of the first things to check.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

How it works

Every roof is different; as a rough guide, the survey takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. You are welcome to ask questions while we’re there. London terraces rarely offer a view of the whole roof from one spot, so in Mayfair we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before the survey

  • Tell us where we can park nearby
  • For flats, check roof access has been agreed
  • Have any questions written down, so nothing gets missed

Chimney surveys in Mayfair: local notes

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Handel Hendrix House about 0.2 miles north, Mayfair sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

The streets around a church such as Grosvenor Chapel are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you live near a park like Green Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Anyone responsible for a site like LITE Regal International School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Prices for chimney surveys in Mayfair

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight
  • The shape of the roof and its details
  • Roof area

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we need to know

We will normally ask about:

  • Where the property is, with the postcode
  • Whether there is a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is
  • What’s prompted the survey

Getting a price is simple: just ring 07833 053749 or drop us an email, let us know about the property and we will explain which survey suits. The price is agreed up front.

What a chimney survey doesn’t cover

In fairness, a roof survey has limits:

  • Conditions inside walls
  • Flue inspections or sweeping
  • Checks on boilers, fires or their flues

If in doubt, ring 07833 053749 or email us and we will point you to the right survey before booking. The full list of what we check.

What we check

  • Brick chimney stacks
  • Chimney breasts
  • Lead flashings
  • Chimney pots and cowls
  • Flaunching
  • Shared and party-wall stacks

Mayfair questions

Is my home in Mayfair listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you survey roofs for landlords with property near Bond Street station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and they go into the written report.

What do I do with the report?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. If it is capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can decide with a builder what to do.

Will you check the chimney is safe to use with a fire?

No. A flue inspection, sweep or gas safety check is a separate job. We check the stack, pots, flaunching, pointing and flashings, and damp inside, and we will say if anything suggests the flue needs checking.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Never climb onto the roof to look at a chimney
  • Book a sweep for flues that are in use
  • Look at the chimneys with binoculars after a storm
  • Use the report as a baseline for future checks

After the visit, we write up the report with photographs of each stack. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
