Need a roof survey in W1K?

Our roof survey service in W1K

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. We survey the roof space, flat roofs and natural slate, and common reasons people get in touch are standing water on a flat roof and leaning or weathered chimney stacks.

Every roof is different, but as a rough guide the survey takes about one to two hours at most homes, though large, tall or awkward roofs take more time. If you have questions on the day, just ask.

  1. You tell us about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Roof surveys across W1K: local notes

In W1K, our roof surveys work takes in owners, landlords and managing agents, in Marylebone, Mayfair and Burlington Estate and well beyond. Each report sets out what was seen, with photographs and recommendations.

The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in W1K is checked against the Drone Safety Map first. Flights that need permission only go ahead once it is given.

Mayfair: If you own a rental within reach of Bond Street station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like LITE Regal International School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • A promise that the roof will not leak in future
  • Structural calculations (that is a structural engineer’s job)
  • The condition of the rest of the building (that’s a RICS home survey)

Why roofs fail

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.

These are some of the problems a survey can pick up:

  • Ponding, splits or blisters on flat roofs
  • Loose ridge or hip tiles
  • Condensation or damp timbers in the loft
  • Lifted, split or missing lead flashings

Roof by roof

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks often start there.

Leave it or get it looked at?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry.

Your questions about roof surveys in W1K

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

Do you cover W1K for roof surveys?

Yes. W1K is part of the area we cover, and the service is the same as everywhere else we work.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you inspect the roof from on top?

Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
