Flying and imaging in Mayfair

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. With Handel Hendrix House about 0.2 miles north, Mayfair sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church like Grosvenor Chapel are often among the oldest in a place, and if yours is one of the older homes nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps. A roof leak in a hotel or guest house around Mayfair means lost rooms as well as repairs, so it pays to find faults before guests do.

Thermal roof survey in Mayfair

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where applicable, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. To book, just call 07833 053749 or use the contact form with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. If you’ve noticed areas losing heat at the eaves and junctions and damp that repairs haven’t cured, a survey will tell you what’s going on, on pitched roof slopes, ceilings below the roof and flat roofs alike.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in Mayfair as anywhere. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Mayfair questions

Is drone flying allowed in Mayfair?

That depends on where the roof is and on the weather. Mayfair is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 1 mile from Mayfair. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

Will parking be an issue for a roof survey in Mayfair?

Parking in Mayfair, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

How quickly is the report sent?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How long does the survey take?

It usually takes about one to two hours for a house; commercial roofs usually need 3–4 hours. We’ll confirm the timing when booking.

How does a thermal imaging roof survey work?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Take photos of stains as they appear, so we can compare
  • Talk to us about the weather when booking
  • Check outlets after heavy rain
  • Don’t switch the heating off before the visit

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.

What affects the price in Mayfair

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Height and safe access
  • The number of roofs, including extensions and garages
  • The shape of the roof and its details
  • Whether it is a home or a commercial building

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

What we need to know

You don’t need to know any roofing terms. Just tell us:

  • Your timetable, such as an exchange date
  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work
  • Whether there’s a loft hatch, a shared roof or tricky access

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How it works

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two for most houses, though large, tall or awkward roofs take more time. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Mayfair moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Common roof problems in Mayfair

People frequently book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

People typically book a survey when they’ve noticed something like this:

  • Areas losing heat at the eaves and junctions
  • Possible trapped moisture under a flat roof covering
  • Damp that repairs haven’t cured
  • Water getting in at parapets and stacks

If you look after a shop, office or commercial unit, for example near Kingly Court, a commercial roof can be photographed from above without anyone walking on it.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • How long the report takes to arrive
  • Whether VAT is added on top
  • What they will not be able to tell you

What’s in a roof survey

Roof by roof

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We check cracks by eye and use the images to see whether there is a pattern around them.

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below frequently show. Shiny surfaces can reflect heat, so we take care reading the images.
