How a thermal roof survey works in Whitechapel

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. If you’ve noticed wet areas near outlets and upstands and cold spots on ceilings under the roof, we can find out what’s behind it.

London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Whitechapel as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

FAQs for Whitechapel

Are there drone restrictions around Whitechapel?

Typically it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London City Airport comes within about 2 miles of Whitechapel. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The restricted area over the City of London, where drone flights need permission from NATS, is about 1 mile from Whitechapel. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or heavy rain also stops a small drone flying.

Does a conservation area affect roof work in Whitechapel?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you do a thermal survey in any weather?

Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when booking.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

What can thermal imaging tell me about my roof?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Will the camera show exactly where the water is?

The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.

How long will you be at the property?

Most surveys take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. We will confirm the timing as you book.

DIY checks: what’s safe

What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

What happens if roof problems are left?

Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. In Whitechapel, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Thermal roof surveys in Whitechapel: local notes

Whitechapel is about 2 miles from the edge of the flight restriction zone around London City Airport. If your survey includes the drone, the exact boundary is checked for the address first. Within a mile and a half or so of Whitechapel there are several hotels, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.

Hotels and guest houses near Whitechapel can’t easily close rooms for a leak, so it pays to find faults before guests do. With Mansion House about 0.9 miles west, the area around Whitechapel has a long history. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. If you look after a building such as Canon Barnett Primary School, a drone or thermal camera can show a large roof in a single visit.

The survey, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. London terraces rarely offer a view of the whole roof from one spot, so in Whitechapel we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Different roofs, different checks

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We look at cracks by eye and use the images to see whether there’s a pattern around them.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The condition of timbers we can’t see
  • Reliable images in rain, strong wind or on a wet roof surface
  • Insulation values or heat loss calculations

If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Pitched roof slopes
  • Commercial roofs
  • Ceilings below the roof
  • Insulated roof spaces
  • Flat roofs
  • Loft conversions

What affects the cost of thermal roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The roof’s overall size
  • Height and safe access
  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Getting in touch

If you can, have these to hand when you get in touch:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • Any deadline, like an exchange date
