About our new roof snagging in Whitechapel
Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it’s visible, and we check the gutters too. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. We survey flashings and valleys, new-build homes and ridges and verges, and the problems we are asked to look at most are cracked lower roofs or marked walls after the work and signs of condensation in the roof space.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Whitechapel might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Whitechapel questions
Is Whitechapel in the area you cover?
Yes, Whitechapel is one of the places we work. The survey and report are the same in Whitechapel as anywhere else.
Is parking a problem for a survey in Whitechapel?
It can be, so it is useful to tell us about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.
How long will you be on site?
For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.
Do you look in the roof space?
Normally, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
What’s the price of a snagging inspection?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just phone 07833 053749 or drop us an email for a price.
What happens on the day
We’ll ask a few questions first, like when any problem began and what work has been done before. The inspection then takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. London terraces rarely offer a view of the whole roof from one spot, so a visit in Whitechapel moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- We agree what to focus on, such as a payment date or a warranty period ending.
- We inspect as far as safe access allows.
- We work through ridges, verges, valleys and flashings.
- Debris and damage to other parts are recorded.
- You receive a report to share with your roofer.
Getting ready for the survey
- Show us where any leaks or stains appear
- Move anything stored under the loft hatch

Common roof problems in Whitechapel
Owners often get in touch when the finish looks uneven or a leak appears. Others just want an independent check before paying before the job is closed.
A survey makes sense if you’ve noticed:
- Damage to other parts of the building
- Underlay not dressed into the gutter
- Cracked mortar at the ridge or hips
- Signs of condensation in the roof space
If you own a rental within reach of Whitechapel station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
What to check before booking
- Is there a chance to talk the report through?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Will they check the loft as well as the outside?
- How long the report takes to arrive

Practical tips
Over many surveys, some simple habits stand out:
- Look for marks or cracks left by the work
- Note the end of any warranty or defects period
- Book snagging before the final payment
- Tell your roofer the work will be inspected
Keep the report with any warranty papers from your roofer. It’s a dated record of the roof at handover.
File the contract, invoices and warranty papers in one place. The report belongs with them.
What a survey costs
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- Building height and the viewpoints available
- The type of building, from a house to a block or an office
- Any need for thermal images or a drone flight
- The package you choose: Basic, Standard or Premium
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the price for the job before booking.
Getting in touch
Here’s what helps us most when you get in touch:
- The address and postcode of the property
- Photos of the roof, taken safely from the ground or a window
- What kind of property and roof it is
- Any stains, drips or damp patches you’ve seen indoors
Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.
Rented homes, blocks and businesses
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Local roofs and buyers in Whitechapel
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. About 0.9 miles west lies Mansion House, a reminder of how long the area around Whitechapel has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you live in an older home near St Mary Matfelon, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For a London address like Whitechapel, it helps to know about controlled parking before the day.
