About roof surveys in E1W
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. Typical surveys look at ridge tiles that have lifted or moved and slipped, cracked or missing slates and tiles, on natural slate, flat roofs and chimney stacks.
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours at most homes, or half a day or so for a commercial building.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.
How our prices work
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Homes and roofs across E1W
From Whitechapel, Spitalfields and Tower Hill to its smaller places, buildings across E1W have roofs of every age. Chimneys, valleys, flashings and gutters are typically where the work is.
Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in E1W. Flights that need permission only go ahead once it’s given.
Whitechapel: If you look after a shop, office or commercial unit, for instance near Surrey Quays Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you look after a building like Canon Barnett Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
Rented homes, blocks and businesses
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or drop us an email with the addresses.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Find records of any re-roofing or repairs
- Clear the loft hatch area before we arrive
- Check the roof from ground level after storms
- Include dormers, porches and garages when you book
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
What this survey cannot tell you
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- Faults hidden behind ceilings or boarding
- A promise that the roof will not leak in future
- Confirmation of asbestos in soffits or cement sheets
Common roof problems in E1W
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.
A survey can pick up problems such as:
- Slipped, cracked or missing slates and tiles
- Crumbling chimney pointing or cracked flaunching
- Cracked mortar along the ridge
- Torn or sagging underlay
What affects the price in E1W
Prices vary from roof to roof, and it comes down to:
- Extra roofs, like extensions, dormers or garages
- Chimneys, valleys, parapets and other details
- Roof area
- Height and safe access
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- The address and postcode of the property
- Any photos you have, taken from the ground or a window
- Dates you are working to, like exchange
- Where any leaks, stains or damp patches show inside
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.
Common questions in E1W
How much is a survey?
Roof survey starts from £150, including VAT. You will know the price for your survey before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or email us.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
When will the report arrive?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Do you carry out asbestos surveys?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
