Roof surveys for Spitalfields homes and businesses

What we cannot see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The condition of the rest of the building (that is a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Structural calculations (that is a structural engineer’s job)

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.

What we look at

  • Clay and concrete tiles
  • Natural slate
  • Ridges, hips and valleys
  • Lead flashings
  • Chimney stacks
  • Flat roofs
  • The roof space

How a roof survey works in Spitalfields

Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey natural slate, clay and concrete tiles and chimney stacks, and people most frequently book us about standing water on a flat roof and blocked, sagging or leaking gutters.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Spitalfields are no exception. Shared chimney stacks and the lead around them are just as important to check.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Questions from Spitalfields

Can parking be tricky for a visit in Spitalfields?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

I let a flat near London Liverpool Street station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Do you go up on the roof?

Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

How much does a roof survey cost in Spitalfields?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Prices for roof surveys in Spitalfields

To price your survey, we look at:

  • Chimneys, valleys, parapets and other details
  • The height of the building and how the roof can be seen safely
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Where any leaks, stains or damp patches show inside
  • When you need the report by
  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know

To arrange a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

Different roofs, different checks

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Gather any paperwork for past roof work
  • Check we can open the loft hatch
  • Mention any damp patches when booking
  • File the report with your home documents

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.

Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

Roof surveys around Spitalfields

The restricted area over the City of London, where drone flights need permission from NATS, is about 1 mile from Spitalfields. Where the drone is part of the survey, we check whether the address falls inside it before flying. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

With Mansion House about 0.7 miles west, the area around Spitalfields has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. If you look after a building such as Makers Academy, a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of London Liverpool Street station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

For landlords and managing agents

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at most homes, and more on a big or complicated roof. You are welcome to ask questions while we’re there. Surveys in Spitalfields can be booked for any day of the week. London parking is often by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
