Roof surveys in City of London

How the survey changes by roof type

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, which we describe in the report.

Roof surveys for homes and businesses in City of London

Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey ridges, hips and valleys, lead flashings and chimney stacks, and people most frequently book us about cracked or blistered flat roof coverings and slipped, cracked or missing slates and tiles.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in City of London as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

How it works

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes an hour or two for a house, and about three to four hours for a commercial roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in City of London moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point, inside and out.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before the survey

  • If you are buying, let the agent know when we’re coming
  • Keep pets inside or away from the areas we are looking at
  • Show us where any leaks or stains appear

How to book

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or drop us an email.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Check we can open the loft hatch
  • Find records of any re-roofing or repairs
  • Keep the report with your property records
  • Stay off ladders and the roof

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

City of London: your questions answered

Do you survey roofs for landlords with property near London Cannon Street station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.

Will parking be an issue for a roof survey in City of London?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Do you inspect the roof from on top?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

Can you tell me how long my roof will last?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

What a survey costs

To price your survey, we check:

  • Any need for thermal images or a drone flight
  • The size of the roof
  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Booking your survey

To price your survey accurately, we’ll ask about:

  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures from the garden or a window, if you have them

Unsure which package suits your roof? The easiest way is to call 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

Local roofs in City of London

About 0.2 miles south-east lies Mansion House, a reminder of how long the area around City of London has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. The restricted area over the City of London, where drone flights need permission from NATS, is about 1 mile from City of London. If the drone is used for your survey, the address is checked against it before any flight.

If you look after a building like Fashion Retail Academy, large buildings have long gutter runs and big roofs that need checking like any other. For businesses in and around places like Gabriel's Wharf, a dated report on the roof is useful for planning and for any lease discussions. Trees in and around St Alphage Garden shed leaves that can end up in nearby gutters.

City of London is about 1 mile north of London. From houses to flats and shops in City of London, the roof can be surveyed on a weekday or at the weekend.

Every address in EC4V, EC1A, EC2M and EC2Y is covered for roof surveys. We offer roof surveys to properties on Aldermanbury Square, Monkwell Square and Paternoster Square and the roads around them. Neighbouring places we cover for roof surveys include Barbican Estate (1 mile north), Bishopsgate (1 mile east), Finsbury (1 mile north), Aldgate (1 mile east) and St Luke's (1 mile north).

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Faults hidden behind ceilings or boarding
  • Walls, floors and services below the roof
  • How the roof will behave in every kind of weather

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.
