How a flat roof survey works in City of London

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. We survey EPDM rubber, GRP fibreglass and upstands and outlets, and common reasons people get in touch are splits and cracks in the covering and gaps at upstands and abutments.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in City of London shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Why it is worth a survey now in City of London

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, while there is still time to plan the work. In City of London, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Flat roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Limit foot traffic on the covering
  • Never stand on rooflights or fragile sheeting
  • Look for standing water a day after rain
  • Watch the ceilings below the flat roof for stains

If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

How the survey changes by roof type

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

Flat and commercial roofs around City of London

The wider area around City of London has a long history of building, with Mansion House about 0.2 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

A roof leak in a hotel or guest house around City of London means lost rooms as well as repairs, so it pays to find faults before guests do. If you look after a shop, office or commercial unit, for example near Gabriel's Wharf, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

City of London questions

Is parking a problem for a survey in City of London?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

Is my home in City of London listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What happens next?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How much does a flat roof survey cost in City of London?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Do you go up onto the roof?

It depends on what’s safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

Which flat roof coverings do you cover?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

How it works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes about 1–2 hours for a house, and more on a big or complicated roof. From the street, a London terrace normally shows only its front slope or parapet, so in City of London we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Check the loft hatch can be reached
  • Unlock side gates and any roof access doors
  • Let us know about parking near the property

Booking a survey

Getting a price is simple: just phone 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

Advice

Common roof problems in City of London

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

Problems we come across frequently include:

  • Failed upstands where the roof meets a wall
  • Cracked or split membrane
  • Ponding water that does not drain away
  • Edge trims that have lifted or split

Landlords with a home close to London Cannon Street station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Questions to ask before you book
