Roof surveys across the City of London: what to expect

We survey roofs in the City of London and across London and South East England. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or drop us an email. We survey natural slate, ridges, hips and valleys and chimney stacks, and the problems we’re asked to look at most are debris building up in roof valleys and ponding, splits or blisters on flat roofs.

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at most homes, and longer for a large or complex roof. You’re welcome to ask questions while we are there.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

Roof surveys across the City of London: local notes

Owners across the City of London, from the City of London to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, the City of London included. We survey on any day of the week.

City of London: Trees in and around St Alphage Garden shed leaves that can end up in nearby gutters. For an older house near a landmark such as St Olave Old Jewry, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Signs you need a roof survey

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.

Problems we come across frequently include:

  • Ponding, splits or blisters on flat roofs
  • Gutters that overflow in heavy rain
  • Worn lead at chimneys and abutments
  • Slates or tiles that have slipped or broken

What a survey costs

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can safely be seen
  • Basic, Standard or Premium
  • Commercial roofs and larger buildings

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

Booking your survey

These details help when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • The kind of building and roof involved

We confirm the price for the job before you book, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

Why get it checked now?

Leaving it means relying on what you can see from the ground. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. We tell you what’s really needed.

Questions to ask before you book

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is there a chance to talk the report through?
  • Whether the loft is part of the inspection

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Any of our surveys can be booked by landlords, agents and building managers in the City of London. To discuss a property or a block, call 07833 053749 or drop us an email.

Different roofs, different checks

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted, particularly at the verges and ridge.

Flat roof coverings

Felt flat roofs frequently last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Your questions about roof surveys in the City of London

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Is the City of London in your area?

Yes. The City of London is part of the area we cover.

How much is a survey?

Roof survey starts from £150, including VAT. You’ll know the price for your roof before booking, based on the roof’s size, access and package. For a price, call 07833 053749 or use the contact form.
