Gutter survey in the City of London: how it works

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey eaves gutters, fascias and soffits and downpipes, and the problems we’re asked to look at most are water backing up from a hidden gutter and gutters overflowing in heavy rain.

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

Roofs, chimneys and gutters across the City of London

Older homes across the City of London often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, the City of London included. Visits run on weekdays and at weekends.

City of London: If you live near a park such as St Alphage Garden, or anywhere with mature trees, autumn leaves can block gutters and valleys. Shop and office owners around Gabriel's Wharf may find that a dated report on the roof is useful for planning and for any lease discussions.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Confirming asbestos in older rainwater goods
  • Damage hidden inside walls or behind boards
  • Parts of gutters that can’t be seen safely

What a survey costs

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • The use of thermal imaging or a drone
  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium
  • The size of the roof

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you get in touch

When you call or email, these details help:

  • When you need the report by
  • The kind of building and roof involved
  • Photos of the roof, taken safely from the ground or a window
  • Access details, like a loft hatch or a shared roof

Getting a price is simple: just call 07833 053749 or drop us an email, tell us about the property and we will point you to the right survey. The price is agreed up front.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Have overhanging branches cut back
  • Watch ceilings under valley gutters for fresh marks
  • Watch for green marks down the brickwork
  • Check for spilling water in a downpour

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it’s done.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

What happens if roof problems are left?

A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without one, it’s guesswork from the ground.

Questions to ask before you book

  • Their drone registration, if they fly one
  • Whether you get a written report with photos
  • How much experience they have with roofs like yours
  • Will they check the loft as well as the outside?

Questions from the City of London

Does the season matter for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or email us to arrange it.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Is the City of London in your area?

Yes. We cover the City of London, as part of our work across London and South East England. For a price, phone 07833 053749 or use the contact form.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What happens next?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
