Our electronic leak detection service in the City of London

Our ELD testing covers flat roofs in the City of London and the rest of London and South East England. Testing typically takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Every roof is quoted on its size and build-up. The results come in a written report with photos. Common reasons to book are leaks showing away from the breach and gaps at membrane joints, on roof terraces and balconies, liquid-applied waterproofing and green roofs.

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take a time that depends on the roof’s area and construction, which we set out in the quote.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. The roof is tested and any breaches are located.
  5. We send a report with photos of each breach so your roofer can repair it.

Electronic leak detection across the City of London: local notes

From the City of London to its smaller places, the City of London has flat roofs on extensions, garages, shops, offices and blocks. Felt, asphalt, EPDM rubber, GRP and single-ply membranes each fail in their own way.

We survey roofs across London and the South East, and the City of London is part of that. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.

City of London: Anyone responsible for a site like Fashion Retail Academy will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Mansion House lies about 0.2 miles south-east, so building around City of London goes back a long way. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.

What a survey does not cover

A survey is a proper look at the flat roof membrane, but it cannot do everything. The main limits are:

  • Parts of the roof covered by fixed equipment
  • Build-ups without a suitable layer below
  • Water entering through details rather than the membrane

For landlords and managing agents

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Prices for electronic leak detection in the City of London

Not every roof costs the same to survey, for these reasons:

  • The size of the roof
  • The shape of the roof and its details
  • The use of thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your survey before booking.

What we need to know

Getting the details right at the start saves time. It helps to include:

  • What’s prompted the survey
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is

Booking is simple: just call 07833 053749 or drop us an email, let us know about the property and we will explain which survey suits. The price is agreed up front.

Signs you need electronic leak detection

Water travels under flat roof membranes. The stain inside can be far from the hole which makes it hard to find by looking.

Common reasons to book include:

  • Leaks through a covered membrane
  • Punctures from foot traffic or tools
  • Patched roofs that still leak
  • New membranes needing a check before handover

FAQs for the City of London

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it as you book and we’ll plan the survey around it.

Does ELD include fixing the breach?

No. ELD is testing only. The report shows where each breach is for your roofer to repair.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How much time does ELD need?

Testing typically takes longer on a large roof than a small one, and the build-up of the roof makes a difference too.

Is my roof suitable for ELD?

Not every roof is suitable. Some membranes conduct electricity and some roofs lack the layer the test needs. If your roof will not work, we’ll say so before testing.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Does the report include photos?

Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.
