Our chimney survey service in the City of London
Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We’re frequently asked to look into disused chimneys trapping moisture and damp patches on chimney breasts, across chimney breasts, lead flashings and shared and party-wall stacks.
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes between one and two hours at a house, as part of a look at the roof around the stack.
- You let us know whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
What affects the price in the City of London
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Roofs, chimneys and gutters across the City of London
In the City of London, our chimney surveys work takes in owners, landlords and managing agents, from the City of London to the quieter places in between. Every report comes with photos and written recommendations.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and the City of London is well within that. We survey on any day of the week.
City of London: Mansion House, about 0.2 miles south-east, is one of the historic houses in the wider area around City of London. Older homes in the area may have roofs that need matching materials when work is done. For an older house near a landmark such as St Olave Old Jewry, old fixings, lead flashings and tall chimneys are typical of older roofs.
Why roofs fail
Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.
Here are some of the things we see often:
- Disused chimneys trapping moisture
- Damp on a chimney breast inside
- Bricks with flaking faces
- Eroded joints in the brickwork
Tips from our surveys
A few practical points come up again and again on our surveys. They apply to most roofs:
- Have brackets on the chimney checked
- Make sure unused flues are capped with ventilation
- Look at the chimneys with binoculars after a storm
- Don’t use a ladder to reach the stack yourself
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Check fixings on the stack are sound, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.
What affects the cost of chimney surveys
Prices always include VAT. The things that change the price are:
- Extra roofs, like extensions, dormers or garages
- The height of the building and how the roof can be seen safely
- Chimneys, valleys, parapets and other details
- Basic, Standard or Premium
Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for the job before booking.
Helping us price your survey
If you can, have these to hand when you get in touch:
- Pictures of the roof from a safe spot, if you have them
- The kind of building and roof involved
- Your timetable, such as an exchange date
- Where any leaks, stains or damp patches show inside
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or drop us an email.
Leave it or get it looked at?
If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next.
Before booking any surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether the roof space is looked at, where there is one
- Their insurance cover
- Their report turnaround times
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the flue is safe to use
- A structural engineer’s assessment
- Hidden sides of a shared stack
The City of London: your questions answered
How quickly is the report sent?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know when you book.
Should a redundant chimney be removed?
There is no single answer. We record how the stack is doing and whether it’s capped with ventilation. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
What will the report tell me?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
Will you fly a drone over my roof?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
What’s the best way to book?
The quickest way is to call 07833 053749 or use the contact form. Give us the address and a few details about the roof. Surveys run on weekdays, Saturdays and Sundays.
