Drone roof survey in the City of London: how it works
Drone roof surveys are available in the City of London and throughout London and the South East, where the airspace and the weather allow. Flights take place on weekdays and at weekends. We check the airspace for your address before booking a flight. The report includes the drone photos and our recommendations. To ask whether a drone survey suits your roof, call 07833 053749 or drop us an email. We survey fragile roofs, large and complex roofs and valleys and parapet gutters, and people most often book us about wind damage high on the roof and cracked slates and tiles out of sight from below.
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours for a house, with bigger or more complicated roofs taking longer.
- You give us the address so we can check the airspace.
- If permission is needed, we ask for it before the visit.
- On the day, we check the weather and the site before flying.
- The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
- Your report arrives by email, with close-up photos and recommendations.
What you will pay
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

Drone roof surveys across the City of London: local notes
Across the City of London, the clearest thermal images come after a sunny day on a dry, calm roof. What it shows is temperature, so anything that looks like moisture is checked with a meter.
London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones. Each roof in the City of London is checked with its age and materials in mind.
City of London: If you own one of the older houses in the streets near St Olave Old Jewry, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. For hotels and guest houses around City of London, a roof problem found early is far less disruptive than one found by a guest, so it is worth knowing the roof’s condition.
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What a survey doesn’t cover
To be straight with you, there are limits to any roof survey:
- The underside of the roof (that needs an inside check)
- Roofs and gardens beyond the one we’re surveying
- Structural calculations (that’s a structural engineer’s job)
What happens if roof problems are left?
It’s hard to plan maintenance for a roof nobody has looked at. You get photographs of every part we can see. That helps you put the work in order.
Before you book any surveyor
- Are they insured for the work?
- Whether VAT is added on top
- Whether the roof space is looked at, where there is one
- What exactly goes into their report
How the survey changes by roof type
Chimney stacks
The top of a stack is normally out of view. A drone gets close to the pots, flaunching, pointing and flashings, so cracks and gaps are clear.
Steep slate and tile slopes
Steep roofs are risky to walk on. A drone photographs them closely from a safe position.
Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Mention anything you’ve noticed on the roof
- Make sure there is room outside for the drone to take off
- A word with neighbours beforehand helps
- Check the loft can be reached
Keep the photos with your property records. They’re a useful baseline for future surveys, and they help if you sell.
Have high or hard-to-reach roofs surveyed every few years. Comparing surveys shows what is wearing, so small faults are dealt with early.
FAQs for the City of London
How experienced are you?
Over 5,000 surveys so far, over more than 20 years.
How much is a survey?
Drone roof survey starts from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Is a drone roof survey a thermal survey?
Our drone takes close-up photographs of the roof. Thermal imaging is carried out separately, included in our Premium Survey.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Will you walk on the roof?
Only where it’s safe to do so. We look at everything that can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.
Do you cover the City of London?
Yes. Our area covers London and South East England, and that includes the City of London.
