Roof leak investigations across the City of London: what to expect
We investigate roof leaks in the City of London and across London and South East England. We visit on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then phone 07833 053749 or send us an email. Common reasons to book are damp underlay across a wide area and drips in the loft during heavy rain, on the roof space, slate and tile slopes and valleys and parapet gutters.
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two for most homes, though a hard-to-trace leak can take longer.
- You get in touch with details of the leak and any photos.
- Inside, we check the damp area and the loft space above it.
- Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
What you’ll pay
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Roofs and weather across the City of London
When a storm passes over the City of London, many roofs can be hit at once. Insurers decide claims on their own policy wording, and wear and tear is typically excluded.
London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones. Each roof in the City of London is checked with its age and materials in mind.
City of London: Mansion House lies about 0.2 miles south-east, so building around City of London goes back a long way. Older roofs around here can leak at old repairs as readily as at original details. Trees in and around St Alphage Garden shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
How the survey changes by roof type
Parapet and box gutters
Some older terraces have a butterfly roof with a valley gutter in the middle. Problems there often show in the rooms on the top floor.
Flat roof upstands and outlets
Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. We check outlets and the covering around them.
Prices for roof leak investigations in the City of London
Prices vary from roof to roof, and it comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- The number of roofs, including extensions and garages
- Any need for thermal images or a drone flight
- The roof’s overall size
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
Before you get in touch, it helps to have:
- The property’s address and postcode
- The kind of building and roof involved
- Your timetable, such as an exchange date
- Access details, such as a loft hatch or a shared roof
To book a survey, call 07833 053749 or send us an email and tell us the address and what’s prompted the survey. We’ll confirm the price before you book.
Why get it checked now?
If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance.
Before booking any surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What exactly goes into their report
- Whether you can ask questions once you have the report
- What experience they bring
What this survey can’t tell you
It is a careful look at the leaking roof, not the whole story. The main limits are:
- Faults hidden behind ceilings or boarding
- Plumbing leaks that look like roof leaks
- Whether rotten timbers meet design loads
The City of London: your questions answered
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
What’s in the survey report?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.
Is it a leak or condensation?
The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern, take moisture readings and tell you which is more likely.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.
