New roof snagging across the City of London: what to expect
A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted and look in the loft space for condensation. We note what we can see. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. It all goes in the report. We survey flashings and valleys, ridges and verges and new-build homes, and common reasons people get in touch are untidy or loose verge details and ridge and hip tiles not properly fixed.
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about one to two hours for a house, rising to roughly 3–4 hours on a commercial building.
- We agree what to focus on, like a payment date or a warranty period ending.
- We inspect as far as safe access allows.
- Each detail at ridges, verges, valleys and flashings is looked at.
- We check the gutters, lower roofs and walls for debris or damage.
- You receive a report to share with your roofer.

New roof snagging across the City of London: local notes
Roofs on homes across the City of London range from old slate and clay to modern concrete tiles. For a purchase or a new roof, the materials and the age of the work shape what we look at.
We survey roofs across London and South East England, and the City of London is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
City of London: If you live in an older home near St Olave Old Jewry, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Mansion House, about 0.2 miles south-east, is one of the historic houses in the wider area around City of London. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.
What we’re asked to look at in the City of London
Snags happen on many building jobs. Fiddly details are often where things go wrong particularly in poor weather.
Typical things we’re asked to look at include:
- Ridge and hip tiles not properly fixed
- Vents that weren’t fitted or are covered
- Gaps at new flashings
- Damage to other parts of the building
Practical tips
From years of surveys, a few habits stand out:
- Book snagging before the final payment
- Tell your roofer the work will be inspected
- Watch for gutters overflowing in rain
- Keep warranty papers safe
Keep the report with any warranty papers from your roofer. It’s a dated record of the roof at handover.
Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.
Prices for new roof snagging in the City of London
Not every roof costs the same to survey, and it comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- Building height and the viewpoints available
- The size of the roof
- Whether you choose the Basic, Standard or Premium Survey
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.
Booking your survey
These details help when you contact us:
- The type of building and roof, such as pitched or flat
- How the loft is reached, if there is one
- Pictures from the garden or a window, if you have them
- Any marks or damp showing indoors
To arrange a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. We’ll confirm the price before you book.
Checking the roof from ground level
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Why get it checked now?
Small faults on a new roof can grow. A slipped verge tile or a loose flashing may let water through in the first heavy storms. Finding them early means they can be dealt with quickly.

The City of London questions
Do you look in the roof space?
Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Can you settle a dispute with my builder?
No. We report on what we see. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.
What’s the best time to have a new roof checked?
Ideally before you make the final payment, while the roofer is still on hand. Otherwise, book before your defects or warranty period runs out.
How long will you be on site?
Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.
Do you use drones?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Will you walk on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.
Can you inspect the roof on a new-build home?
Yes, the inspection works the same as for a re-roof. You get a photo report of any snags for you to pass to your builder.
