Thermal roof surveys across the City of London: what to expect

Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there’s safe access. We survey loft conversions, ceilings below the roof and commercial roofs, and people most often book us about leaks far from where the stain appears and damp around chimneys and parapets.

We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take between one and two hours for most houses, with bigger or more complicated roofs taking longer.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Drones, thermal imaging and roofs across the City of London

Drone rules depend on the exact address, wherever you are in the City of London, with restriction zones around some airports and other sites. Each flight is planned against the Drone Safety Map and the forecast.

Several airports in London and South East England have flight restriction zones around them, so every drone flight in the City of London is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.

City of London: If you run a business near Gabriel's Wharf, a commercial roof can be photographed from above without anyone walking on it. Parking in City of London, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when booking.

What a survey does not cover

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Hidden layers that need to be opened up to check
  • Whether the deck or roof structure is strong enough
  • A formal energy assessment

Why act early?

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit.

Questions to ask before booking

  • Whether the loft is part of the inspection
  • How they plan to inspect the roof safely
  • Whether the price includes VAT
  • Are they insured for the work?

How the survey changes by roof type

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.

Common roof problems in the City of London

Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. The camera helps narrow the search.

Typical things we’re asked to look at include:

  • Areas losing heat at the eaves and junctions
  • Damp around roof outlets and upstands
  • Damp that repairs haven’t cured
  • Wet insulation beneath the membrane

How we price thermal roof surveys

Prices always include VAT. The things that change the price are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • Which survey package you book
  • The height of the building and how the roof can safely be seen

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

What to tell us when you contact us

Here’s what helps us most when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, such as pitched or flat
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where the property is, with the postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

Your questions about thermal roof surveys in the City of London

Does the weather affect a thermal survey?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when booking.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

How much does a thermal roof survey cost?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Does thermal imaging detect leaks directly?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That is why we check any patterns with moisture readings.

What happens after the survey?

The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
