About our thermal roof survey in City of London
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where it applies, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. To book, just ring 07833 053749 or drop us an email with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. We survey pitched roof slopes, insulated roof spaces and loft conversions, and people most often book us about areas of a flat roof that may hold water and water getting in at parapets and stacks.
Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey changes by roof type
Felt and asphalt flat roofs
Felt and asphalt roofs often show wet areas as patches that differ from the rest. We check those patches with moisture readings.
GRP fibreglass roofs
Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.
What a survey costs
When we price a survey, we consider:
- How big the roof is
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- Basic, Standard or Premium
To find out what your survey will cost, call 07833 053749 or email us and tell us about the roof. We will confirm the figure before booking.
What we need to know
When you call or email, these details help:
- Any marks or damp showing indoors
- Photos of the roof, taken safely from ground level or a window
- The kind of building and roof involved
- The reason for the survey, such as buying, a leak or storm damage
Once you know what you need, call 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date.
What a thermal roof survey looks like in City of London
City of London has a number of hotels within about a mile and a half. If you look after one, a large roof can be surveyed without guests having anyone working above them. The restricted area over the City of London, where drone flights need permission from NATS, is about 1 mile from City of London. If the drone is used for your survey, we check whether the address falls inside it before flying.
Mansion House lies about 0.2 miles south-east, so building around City of London goes back a long way. A drone or thermal survey does not involve any work on the roof, which suits older buildings. If yours is one of the older homes in the streets near St Olave Old Jewry, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. For site and facilities teams at buildings such as Fashion Retail Academy, a view from above covers a wide roof far faster than walking it.
City of London is about 1 mile north of London. Roofs in City of London get the same thorough look as anywhere else in the surrounding area.
We work across EC4V, EC1A, EC2M and EC2Y for thermal roof surveys. We offer thermal roof surveys to properties on Aldermanbury Square, Monkwell Square and Paternoster Square. You’ll find City of London on the A1 and A3, which makes it simple to reach. Other places close to City of London include Barbican Estate (1 mile north), Bishopsgate (1 mile east), Finsbury (1 mile north), Aldgate (1 mile east) and St Luke's (1 mile north).
Around City of London
Around City of London, our work takes us to homes and buildings near St Mary-at-Hill, Prior Weston Primary School and Children's Centre and Golden Fleece pub, among other places. Nearby too are Central Foundation Boys' School (0.8 miles north), Barts Health Archives (less than half a mile north-west) and St Alphage Garden (within half a mile north). City of London has its own railway station: London Cannon Street station. Nearby you’ll also find Gabriel's Wharf (0.8 miles south-west) and London Mithraeum (within half a mile south). Open spaces near City of London include St. James's Park Lake and Barnsbury Wood.
The survey, step by step
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. For a visit in City of London, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Preparing for the visit
- Check we can get to the back of the property
- If you’re buying, let the agent know when we’re coming
- Note where any stains or damp appear

Advice
When you need someone else
No survey can tell you everything, and it’s better to know them up front. Keep these in mind:
- What’s inside walls or under coverings, without opening up
- Whether the deck or roof structure is strong enough
- Confirming water without moisture readings
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and doesn’t.
What this survey covers
- Flat roofs
- Loft conversions
- Insulated roof spaces
- Ceilings below the roof
- Pitched roof slopes
- Commercial roofs
Surveys for landlords and agents in City of London
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email.

City of London questions
Is my home in City of London listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Can you fly a drone over a roof in City of London?
The answer turns on the exact location and the conditions on the day. The restricted area over the City of London, where drone flights need permission from NATS, is about 1 mile from City of London. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it’s granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
How do I book a survey in City of London?
To arrange a survey, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Can you use a thermal camera on a sloping roof?
It can help, but the results are frequently less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it is safe.
Can you survey at the weekend?
Surveys run seven days a week. To arrange a date, call 07833 053749 or use the contact form.
Leave it or get it looked at?
Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. In City of London, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £400, including VAT. Size, height and access decide where your roof falls.
