How a thermal roof survey works in Tower Hill
A thermal camera can help when the cause of damp isn’t obvious. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so the findings do not rely on the camera alone. If you’re worried about wet areas near outlets and upstands and wet insulation beneath the membrane, we can find out what’s behind it.
London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How we price thermal roof surveys
A few things affect what a survey costs:
- Whether thermal imaging or a drone is needed
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
- Whether it’s a home or a commercial building
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £400, including VAT.

Your questions about thermal roof surveys in Tower Hill
Does a conservation area affect roof work in Tower Hill?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Are there drone restrictions around Tower Hill?
Normally it comes down to two things: the airspace at the address and the weather. Tower Hill is about 1 mile from the restricted area over the City of London, where drone flights need permission from NATS. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
What conditions are best for thermal imaging?
Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Let us know about it when booking and we will explain what’s needed.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Will I get photos?
Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.
Does thermal imaging work on slate and tile roofs?
On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.
Drones, thermal imaging and Tower Hill roofs
Tower Hill is about 1 mile from the restricted area over the City of London, where drone flights need permission from NATS. Where the drone is part of the survey, we check whether the address falls inside it before flying. Historic houses such as Mansion House, about 0.6 miles north-west, show how far back building in the area around Tower Hill goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
For a London address like Tower Hill, it is useful to know about controlled parking before the day. For an older house near a landmark such as Church of St Peter ad Vincula, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Hotels and guest houses near Tower Hill can’t easily close rooms for a leak.

What this survey can’t tell you
A survey is a proper look at the roof, but it can’t do everything. Its limits include:
- Proving moisture from the images alone
- A structural engineer’s assessment
- Reliable images in rain, strong wind or on a wet roof surface
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.
Roof types and parts we check
- Commercial roofs
- Loft conversions
- Insulated roof spaces
- Ceilings below the roof
- Pitched roof slopes
- Flat roofs
What we look for on each type of roof
Loft insulation
Heat loss shows most clearly when it is warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.
Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

How the survey works
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.

Advice
Why it is worth a survey now in Tower Hill
A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
