Thermal roof survey in St George in the East: what you get
Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. Where something can’t be confirmed, we say what would help next. If you are worried about damp around chimneys and parapets and wet areas near outlets and upstands, a survey will tell you what’s going on, on loft conversions, insulated roof spaces and flat roofs alike.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at. Tell us about the building and access as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

What a thermal roof survey does not cover
It is useful to know what a survey won’t do before booking:
- Confirming water without moisture readings
- A structural engineer’s assessment
- A formal energy assessment

- Commercial roofs
What we do, step by step
We don’t take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. The survey usually takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. For a visit in St George in the East, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from the ground, windows, the loft and, where it is safe, the roof itself.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Before we arrive
- Note where any stains or damp appear
- If the roof is shared, arrange access with whoever manages the building
- If it is not your property yet, arrange access through the agent

Advice
FAQs for St George in the East
Can parking be tricky for a visit in St George in the East?
It depends on the street. If St George in the East has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Are there drone restrictions around St George in the East?
It depends on the exact address and the weather on the day. The flight restriction zone around London City Airport comes within about 2 miles of St George in the East. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The restricted area over the City of London, where drone flights need permission from NATS, is about 2 miles from St George in the East. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in high wind or heavy rain.
What does a thermal roof survey show?
The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
How do I book a survey in St George in the East?
It is easiest to phone 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll recommend the right survey. Surveys run on any day of the week.
Are you insured?
Our cover is professional indemnity plus public liability.
Why it’s worth a survey now in St George in the East
For buyers, a thermal survey adds detail that a visual inspection can’t give. Finding hidden moisture before exchange gives you facts to raise with the seller. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What you get with us
- Over 20 years’ experience
- An independent view of the roof
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- More than 5,000 surveys completed

What we’re asked to look at in St George in the East
After a repair, some owners want to know whether the roof has dried out. Thermal images and moisture readings can suggest whether moisture is still trapped when the conditions on the day are suitable.
Look out for signs like these:
- Possible trapped moisture under a flat roof covering
- Leaks that are hard to trace
- Moisture around outlets and upstands
- Ceilings that feel colder in places
If your house is among the older ones in the streets near St Peter's, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Can I check my roof myself?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
