Drones, thermal imaging and Wapping roofs
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. The restricted area over the City of London, where drone flights need permission from NATS, is about 2 miles from Wapping. If the drone is used for your survey, the address is checked against it before any flight.
If you run a business near Surrey Quays Shopping Centre, big, flat commercial roofs are where photos from the air and thermal images help most. If you look after a building such as St Mellitus College, a drone or thermal camera can show a large roof in a single visit. For an older house near a landmark like St Peter's, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

How a thermal roof survey works in Wapping
Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so the findings do not rely on the camera alone. If you are worried about damp where roofs meet walls and chimneys and damp patches with no obvious cause, a survey will tell you what’s going on, on flat roofs, insulated roof spaces and pitched roof slopes alike.
Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Wapping: your questions answered
How do I find out if my home in Wapping is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can parking be tricky for a visit in Wapping?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.
Will thermal imaging find my leak?
It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source cannot be confirmed, we will say what could help next, such as electronic leak detection.
Which survey includes thermal imaging?
It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
Can you use a thermal camera on a sloping roof?
On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and we check them with a visual inspection and moisture readings.
What’s in the report?
It works through the roof part by part, in writing and with photos. The most urgent items are made clear.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
What happens if roof problems are left?
Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Landlords, agents and block managers in Wapping
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.
Roof by roof
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.
GRP fibreglass roofs
Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.
What we do, step by step
Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey typically takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. From the street, a London terrace usually shows only its front slope or parapet, so in Wapping we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- You tell us about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- The Premium report reaches you the same day, and we go through it with you in person.
Before the survey
- Make sure the loft hatch can be reached
- Dig out any old roof reports or invoices
- Jot down any questions you want answered

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Tips that help
A little preparation and a few simple habits help. Some pointers:
- Note where damp appears and after what weather
- Remember the conditions on the day affect the results
- Keep the report to compare against after any repair
- Don’t climb onto the roof to look for leaks yourself
Once we’ve been, the thermal images, photos and readings go into a single report. We explain what each image may mean, alongside what we recommend. Premium reports are sent the same day.
Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
