Roof leak investigation in Wapping: what you get
On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof often turns out to be the source in heavy rain. We check parapets, valleys and flashings from every safe viewpoint. The findings are recorded with photos. Typical surveys look at damp walls below an overflowing gutter and water through the ceiling under a flat roof, on valleys and parapet gutters, chimney stacks and lead flashings.
London’s Victorian and Edwardian roofs have frequently been repaired many times. Insurers usually exclude wear and tear, so it is useful to know whether damage is old or new. That is as true in Wapping as anywhere in London. A written record with photographs helps you explain what was found to whoever deals with it next.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Checking the roof from ground level
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Why it is worth a survey now in Wapping
Damp in a ceiling or loft can lead to mould. It is unpleasant, and it’s harder to deal with once established. Finding the leak comes first. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Keep water away from lights and sockets
- Mention any plumbing above the damp area
- Let us know what has already been tried
- Keep a photo record of the damp patch
If the leak turns out to be condensation, the report says so, with recommendations on ventilation. It saves chasing a leak that isn’t there.
Don’t block the vents at the eaves. Air movement keeps condensation down, which is frequently mistaken for a leak. Check insulation doesn’t block airflow at the eaves.
Rented homes, blocks and businesses
We also survey roofs for businesses and commercial landlords. Larger roofs take longer.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
How it works
On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two, more where the leak is intermittent or the roof is large. Surveys in Wapping can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
Before we arrive
- Unlock side gates and any roof access doors
- Have any questions written down, so nothing gets missed
- If it is not your property yet, arrange access through the agent

Your questions about roof leak investigations in Wapping
Do you carry out roof surveys in Wapping?
Yes, Wapping is within the area we cover. Our area covers London and the South East. Just ring 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.
Can parking be tricky for a visit in Wapping?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
How much is a survey?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
Will you definitely find the leak?
Not every leak can be pinned down in a single visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.
Wapping roofs and the weather
Historic houses like Mansion House, about 1.3 miles west, show how far back building in the area around Wapping goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these roof types has its own typical places for water to get in.
If you let a flat or house near Wapping station, a clear finding on where water gets in helps you brief a roofer right away. If you look after a shop, office or commercial unit, for instance near Surrey Quays Shopping Centre, finding where water is getting in quickly keeps disruption down.

Signs you need a roof leak investigation in Wapping
Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it, frequently well away from where it shows.
People normally book a survey when they’ve noticed something like this:
- Water coming in around a roof light or dormer
- Drips in the loft during heavy rain
- Brown rings on upstairs ceilings
- Staining where a gutter or parapet meets the wall
If you live in an older home near St Peter's, water on an older roof tends to find its way in at the lead, the valleys or the chimney.
