Wapping: your questions answered
Is my home in Wapping listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you survey roofs for landlords with property near Wapping station?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or email us with the details.
Will you fly a drone over my roof?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Can the survey be at a weekend?
Yes. Surveys are carried out on weekdays and at weekends. Just call 07833 053749 or email us to arrange a day.
What happens next?
The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Do you work in Wapping?
Yes. We cover Wapping and the rest of Greater London, as part of our work across London and South East England. For a price, ring 07833 053749 or drop us an email.
What’s the price of a gutter survey?
Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or drop us an email.
How a gutter survey works in Wapping
Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. If you are worried about rotten fascias or stained soffits and choked outlets or hopper heads, we can find out what’s behind it, on eaves gutters, outlets and hoppers and parapet and box gutters alike.
London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Wapping as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why get it checked now?
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Landlord and commercial surveys in Wapping
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.
Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What a gutter survey doesn’t cover
We only report whatever is safely visible on the day, so there are some things a survey cannot cover:
- Asbestos testing of old gutters, downpipes or soffits
- Parts of gutters that cannot be seen safely
- The inside of buried drains
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

- Downpipes
- Valley gutters
- Parapet and box gutters
- Outlets and hoppers
- Eaves gutters
The survey, step by step
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Surveys in Wapping can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- Leave side gates unlocked
- Agree roof access with the managing agent if it’s shared
- Buyers: confirm access with the estate agent or seller
How to book

What affects the price in Wapping
All our prices include VAT. The things that change the price are:

- Extensions, dormers and garages with roofs of their own
- The package you choose: Basic, Standard or Premium
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.
What to tell us when you get in touch
There’s no need for technical words. Just tell us:
- Photos of the roof, taken safely from the ground or a window
- Where water is showing inside, if it is
- Anything about access we should know
- The kind of building and roof involved
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.
Gutter surveys in Wapping: local notes
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Mansion House, about 1.3 miles west, is one of the historic houses in the wider area around Wapping. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark such as St Peter's, old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like St Mellitus College will know that a written record of a large roof helps plan work for the holidays rather than in term time. Living close to William Curtis Ecological Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
