Gutter Survey across Greater London

Gutter surveys across Greater London: what to expect

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. Common reasons to book are gutters full of debris and silt and water backing up from a hidden gutter, on fascias and soffits, parapet and box gutters and downpipes.

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. You get a photo-illustrated written report and recommendations.

What you’ll pay

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Homes and roofs across Greater London

In Greater London, our gutter surveys work takes in owners, landlords and managing agents, from London, City of Westminster and Marylebone to the quieter places in between. Every report comes with photographs and written recommendations.

Our area covers London and the South East, including Greater London. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.

London: If you look after a building such as Charles Dickens Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church like St George the Martyr are frequently among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Why roofs fail

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.

Here are some of the things we see often:

  • Gutters packed with leaves or moss
  • Blocked outlets and hoppers
  • Water backing up from a hidden gutter
  • Overflowing eaves gutters

Tips that help

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Look out for overflows when it pours
  • Have overhanging branches cut back
  • Book gutter clearing once a year, more often near trees
  • Look for green streaks or damp patches on walls

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

What a survey doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • What’s behind fascias and inside walls
  • Blockages deep inside downpipes
  • Parts of gutters that cannot be seen safely

Why act early?

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without one, it’s guesswork from ground level.

Before booking any surveyor

  • What they won’t be able to tell you
  • Is there a chance to talk the report through?
  • How long the report takes to arrive
  • Which viewpoints they use to see the roof

Checking the roof from ground level

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

Questions from Greater London

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

Will you walk on the roof?

Only where it is safe to do so. We check everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
