About our gutter survey in Brixton

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you are worried about leaking or loose downpipes and hoppers and outlets full of debris, we can find out what’s behind it, on downpipes, fascias and soffits and parapet and box gutters alike.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Brixton are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Brixton questions

I let a flat near Brixton station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

How do I find out if my home in Brixton is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

Is there a good time of year to book a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

Will you check the drains below ground?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What affects the cost of gutter surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

What we need to know

What helps most when you contact us:

  • When you need the report by
  • Any photos you have, taken from ground level or a window
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel

If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

The survey, step by step

The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Surveys in Brixton can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. You get a photo-illustrated written report and recommendations.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Clear the way to the loft hatch
  • Leave side gates unlocked

Advice

Why get it checked now?

Clearing gutters removes the debris but it will not explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

All our prices include VAT. Gutter survey starts from £150, including VAT. We confirm the exact price before booking.

Gutter surveys around Brixton

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Kingswood House, about 2.4 miles south-east, show how far back building in the area around Brixton goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Brixton station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as Trinity Congregational Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Max Roach Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Look for green streaks or damp patches on walls
  • Check that downpipes are firmly fixed to the wall
  • Watch ceilings under valley gutters for fresh marks
  • Look out for overflows when it pours

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so check they’re included in any clearing work.

Surveys for landlords and agents in Brixton

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
