Roof survey in Brixton
Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey flat roofs, the roof space and ridges, hips and valleys, and the problems we are asked to look at most are cracked or blistered flat roof coverings and flashings that have come away from the wall.
London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Brixton, as across London, that is why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.
After the visit, you get a written report with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How we price roof surveys
We confirm the price for your survey before you book. These are the things that affect it:
- Extensions, dormers and garages with roofs of their own
- Whether you choose the Basic, Standard or Premium Survey
- How complicated the roof is, with its valleys, chimneys and parapets
- The height of the building and how the roof can be seen safely
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
Booking your survey
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- Where water is showing inside, if it is
- The property’s address and postcode
- Any photos you have, taken from the ground or a window
- The style of property, from a terrace to a block
When you are ready to go ahead, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

FAQs for Brixton
Does a conservation area affect roof work in Brixton?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you survey roofs for landlords with property near Brixton station?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or drop us an email with the address and what you need.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
What if it rains on the day?
Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
What do you check on a roof survey?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there’s safe access. The report includes photos and recommendations.
Roof surveys around Brixton
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Brixton. If the drone is used for your survey, the exact boundary is checked for the address first.
Take an older house close to Trinity Congregational Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Sudbourne Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Different roofs, different checks
Natural slate
Natural slate can last 100 years or more, but its nails often corrode first. Slipped, cracked and missing slates are all noted.
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.
Why get it checked now?
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Finding it early keeps the work smaller. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. If you have questions on the day, just ask. In Brixton, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Before we arrive
- Keep pets out of the way during the survey
- Make a note of anything you’d like us to look at
- Agree roof access with the managing agent if it is shared

Advice
Can I check my roof myself?
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Do you need a roof survey in Brixton?
Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It is often mistaken for a leak, and it needs a different fix.
We are frequently asked to look at:
- Ridge tiles that have lifted or moved
- Blocked, sagging or leaking gutters
- Slipped, cracked or missing slates and tiles
- Torn or sagging underlay
Kingswood House lies about 2.4 miles south-east, so building around Brixton goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs.
Before you book any roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether the inside of the roof is included
- Their insurance cover
- What’s outside the scope of the survey
