Pre-purchase roof survey in Brixton, Greater London
A careful look at the roof at your property in Brixton, and put it all in a report with photographs.
- Standing water on a flat extension roof
- Signs of past leaks inside the loft
- Worn or lifted lead flashings
When you need someone else
Some things can’t be seen without opening up the roof, and that sets some limits:
- Whether timbers meet design loads
- A valuation or a promise of a lower price
- Defects hidden under coverings or inside walls without opening up

Pre-purchase roof surveys for homes and businesses in Brixton
Some roofs cannot be seen well from the ground or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. If you’ve noticed signs of past leaks inside the loft and gutters that overflow or drip at the joints, a survey will tell you what’s going on.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you are buying a flat or house in Brixton, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In Brixton, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Preparing for the visit
- If you’re buying, check with the agent that we can get in
- Keep pets out of the way during the survey
- Let us know about any leaks, stains or damp patches you know of
Booking a survey
Most bookings start with a short call: call 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Why act early in Brixton
It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What we look for on each type of roof
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack.
Your questions about pre-purchase roof surveys in Brixton
Can you fly a drone over a roof in Brixton?
Usually it comes down to two things: the airspace at the address and the weather. Brixton is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in strong wind or heavy rain, and the rest of the survey does not depend on the drone.
Is my home in Brixton listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.
At what stage of buying should I get the roof surveyed?
After your offer is accepted and before you exchange contracts. That way you can still act on what we find.
Do I need to be at home?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.
Does the weather affect the survey?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
For landlords and managing agents
Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

Pre-purchase roof surveys in Brixton: local notes
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. The wider area around Brixton has a long history of building, with Kingswood House about 2.4 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church like Trinity Congregational Church are often among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Parking in Brixton, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when booking, as a space near the door cannot be promised. If you let a flat or house near Brixton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
