Loughborough Junction homes and their roofs

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Loughborough Junction is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. If the drone is used for your survey, we check the exact boundary for the address before flying.

Landlords with a home close to Loughborough Junction station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Kingswood House lies about 2.6 miles south, so building around Loughborough Junction goes back a long way. If you’re buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Pre-purchase roof survey in Loughborough Junction: what you get

Older homes frequently have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you are buying. We are often asked to look into chimney mortar that has eroded and roof slopes that look uneven or sagging, across lead flashings and valleys, chimney stacks and natural slate.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Loughborough Junction or checking a new roof there: only the parts we are given access to and can see safely are inspected. If it’s a flat, the lease typically sets out who is responsible for the roof.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take about one to two hours for most houses, and longer for a large or complex roof. In Loughborough Junction, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • If you’re buying, let the agent know when we are coming
  • Move anything stored under the loft hatch

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Honest limits

It’s useful to know what a survey will not do before you book:

  • Walls, floors, services and rooms below the roof
  • How a seller will respond, or what the house is worth
  • Whether timbers meet design loads

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Chimney stacks
  • Gutters and downpipes
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Natural slate
  • The roof space
  • Flat-roofed extensions and dormers

Do you need a pre-purchase roof survey in Loughborough Junction?

Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. We note what we see so you can ask about it.

Signs worth acting on include:

  • Gutters choked with leaves and moss
  • Sagging ridge lines or uneven roof slopes
  • Standing water on a flat extension roof
  • Old water stains in the roof space

The streets around a church like St Matthew's Camberwell are frequently among the oldest in a place, and if you own one of the older houses nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Choosing a roof surveyor

  • Their track record with similar roofs
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What the survey won’t cover
  • Are they insured for the work?

What to expect from a roof survey

Practical tips

Nothing here needs a ladder. Our suggestions:

  • For a flat, check who is responsible for the roof
  • Book once your offer is accepted
  • Ask when the roof was last worked on
  • Ask for loft access on the day

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

Loughborough Junction questions

Is my home in Loughborough Junction listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is parking a problem for a survey in Loughborough Junction?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a dedicated roof survey, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.

Why it is worth a survey now in Loughborough Junction

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy means you know about it from day one. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
