Questions from Little Portugal

Will parking be an issue for a roof survey in Little Portugal?

Usually it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Are there drone restrictions around Little Portugal?

That depends on where the roof is and on the weather. Little Portugal is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.

Does the weather affect the survey?

Light rain is typically fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

How long does a pre-purchase roof survey take?

The visit usually takes about one to two hours at a typical house, with time for the loft where it can be reached. We’ll confirm what to expect when we arrange the visit.

How a pre-purchase roof survey works in Little Portugal

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey isn’t a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side if you want the fullest picture. We are often asked to look into bitumen or mortar used in place of proper repairs and cracked flaunching or crumbling chimney pointing, across gutters and downpipes, lead flashings and valleys and chimney stacks.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Little Portugal might be any of these. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. In Little Portugal, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a report with photographs and recommendations before you exchange.

When to book a survey in Little Portugal

Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

Look out for signs like these:

  • Chimney mortar that has eroded
  • A ridge or slope that dips
  • Gaps where slates or tiles have come loose
  • Blistered or split felt on a flat roof

If you own a rental within reach of Wandsworth Road station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Before booking any roof surveyor

  • Whether you can ask questions once you have the report
  • What the survey won’t cover
  • Are they insured for the work?
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

Rented homes, blocks and businesses

Landlords, agents and building managers in Little Portugal and across Greater London can book any of our surveys. To discuss a property or a block, ring 07833 053749 or send us an email.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What happens if roof problems are left?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Pre-purchase roof surveys in Little Portugal: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Buckingham Palace, about 2 miles north-west, is one of the historic houses in the wider area around Little Portugal. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For a London address like Little Portugal, it helps to know about controlled parking before the day. For an older house near a landmark like St Stephen's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Useful tips for Little Portugal property owners

Over many surveys, some simple habits stand out:

  • Don’t leave it until just before exchange
  • Let us know your timetable
  • Give your solicitor a copy of the report
  • Watch for stains or fresh paint on ceilings below the roof

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from ground level are enough for a first look.

Honest limits

It helps to know what a survey won’t do before booking:

  • Whether timbers meet design loads
  • How a seller will respond, or what the house is worth
  • Confirmation of asbestos in cement sheets or soffits

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.
