Storm damage roof reports in Little Portugal

About our storm damage roof report in Little Portugal

Each roof is looked at from the safest viewpoints available: from the ground, from windows and higher points, from the roof space and from the roof where it’s safe. We photograph and describe each area of damage. If part of the roof can’t be seen, the report says so. You get a written report with photographs to give to your insurer. We survey ridges and hips, flashings and flat roofs, and people most frequently book us about torn or lifted flat roof coverings and ridge tiles that have come loose.

Water getting into a London home often comes from a detail you can’t see from the street: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in Little Portugal, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

Prices for storm damage roof reports in Little Portugal

A few things affect what a survey costs:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • Height and safe access
  • Commercial roofs and larger buildings

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Booking your survey

A little information up front helps. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, like buying, a leak or storm damage
  • Your postcode, so we can check access and travel

To book a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The outcome of a claim
  • Repair costs or quotes for the work
  • Acting for you with the insurer

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

What we check

  • Ridges and hips
  • Slate and tile slopes
  • Flat roofs
  • Chimney stacks
  • Flashings
  • Gutters and fascias

What happens on the day

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes between one and two hours at a typical home, or half a day or so for a commercial building. In Little Portugal, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Agree roof access with the managing agent if it’s shared
  • Gather any invoices or paperwork from past roof work

Booking a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or use the contact form.

Storm damage roof reports in Little Portugal: local notes

The wider area around Little Portugal has a long history of building, with Buckingham Palace about 2 miles north-west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering and its details give the first clues when tracing where water is coming from.

If you own a rental within reach of Wandsworth Road station, a clear finding on where water gets in helps you brief a roofer right away. The streets around a church such as St Stephen's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

When to book a survey in Little Portugal

Strong winds lift loose or poorly fixed slates and tiles, ridge pieces and flashings. Rain can then blow in where slates or tiles have gone. Most people book a report soon after a storm, when they’ve seen damage or water has come in.

Things that often lead to a survey include:

  • Loose or broken chimney pots and cowls
  • Broken or displaced guttering
  • Damaged flat roof membrane
  • Loose or torn flashings

Take a building like Platanos College: on a building that size, finding the source of a drip means looking well beyond the stain.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • Their report turnaround times
  • What the survey will not cover
  • What experience they bring

What a good roof survey covers

What we look for on each type of roof

Clay and concrete tiles

Tiles can lift, crack or blow off in high winds. We record which are damaged and where.

Chimney stacks

Pots, cowls and aerials on chimneys can be damaged or dislodged in a storm. The report notes any damage to the stack.

Little Portugal questions

Is parking a problem for a survey in Little Portugal?

It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.

Do you cover Little Portugal?

We do. The survey and report are the same in Little Portugal as anywhere else.

What wind speed counts as a storm?

It varies by policy. Many treat gusts of about 55 mph as storm conditions, but check your own wording.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will my insurer pay out if I get a storm damage report?

The decision is your insurer’s, not ours. We record the damage, with photos and the likely cause, for you to give to your insurer.

How are storm damage reports priced?

Prices start from £150, including VAT. Bigger roofs are quoted on size and access. It doesn’t include repair costs, so you will need a roofer’s quote for those.
