Thermal imaging roof survey in Little Portugal, Greater London

Wondering about the roof at a property in Little Portugal? We carry out thermal roof surveys in Little Portugal and across Greater London, with plain-English findings.

  • Heat escaping through the roof
  • Moisture around outlets and upstands
  • Wet insulation beneath the membrane

Independent thermal roof surveys in Little Portugal

How the survey changes by roof type

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences frequently show through. Any patterns are checked with moisture readings.

Parapets, valleys and junctions

Junctions where roofs meet walls, parapets and valleys are common places for water to get in. Thermal imaging can help show damp patterns around them.

About our thermal roof survey in Little Portugal

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves frequently show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. We’re frequently asked to look into damp around roof outlets and upstands and areas of a flat roof that may hold water, across commercial roofs, flat roofs and ceilings below the roof.

London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Little Portugal is checked before any drone flight, and permission is never taken for granted.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Why it’s worth a survey now in Little Portugal

Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding them early can mean a smaller job. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Common questions in Little Portugal

Will parking be an issue for a roof survey in Little Portugal?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

How do I find out if my home in Little Portugal is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can you check my loft insulation with a thermal camera?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. Where we can reach the loft safely, we check there too.

Can you use a thermal camera on a sloping roof?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it’s safe.

Which survey includes thermal imaging?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours at a typical home, and about three to four hours for a commercial roof. For a visit in Little Portugal, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Have keys ready for side gates, garages or roof access doors
  • Note where any stains or damp appear

Booking a survey

Booking is simple: just call 07833 053749 or send us an email and give us some details about the property and we will point you to the right survey. We confirm the price before anything is booked.

Common roof problems in Little Portugal

After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.

Things that often lead to a survey include:

  • Cold spots on ceilings under the roof
  • Damp that repairs haven’t cured
  • Water getting in at parapets and stacks
  • Wet areas near outlets and upstands

If yours is one of the older homes in the streets near St Stephen's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What to check before booking

  • Which viewpoints they use to see the roof
  • What follow-up you get after the report
  • When you will get the report
  • Whether VAT is in the quoted price

Useful tips for Little Portugal property owners

There is plenty you can do without going near the roof. Here’s what helps most:

  • Ask us about the forecast if rain is expected
  • Keep the heating on as usual before a heat loss survey
  • Check from the ground or a window, never by climbing
  • Note where damp appears and after what weather

Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. With a Premium Survey, you get the report the same day.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • If the survey needs thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets
  • The type of building, from a house to a block or an office

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What to let us know when you get in touch

To price your survey accurately, we will ask about:

  • Your postcode, so we can check access and travel
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • Where water is showing inside, if it is

Our price is from £400, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or send us an email with the details.
