About our thermal roof survey in Kennington
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. To book, just ring 07833 053749 or use the contact form with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. We survey ceilings below the roof, insulated roof spaces and commercial roofs, and the problems we are asked to look at most are thin or uneven insulation in the roof and wet areas near outlets and upstands.
Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Kennington, the address is checked against all of them, and where permission is needed, the flight waits for it.
After the visit, you get a report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

How the survey works
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours for a house, though large, tall or awkward roofs take more time. In Kennington, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We look at the roof from the ground, from windows and from the roof itself where it is safe.
- Thermal images are taken to show differences in surface temperature.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Before we arrive
- Leave a clear route to the loft
- If you are buying, check with the agent that we can get in
- Let us know where we can park nearby

Advice
Honest limits
We only report whatever is safely visible on the day, so there are some things a survey cannot cover:
- Readings unaffected by sun, shade or reflections
- Proving moisture from the images alone
- An energy rating for the building

What we look at
- Insulated roof spaces
- Loft conversions
- Flat roofs
- Pitched roof slopes
- Ceilings below the roof
- Commercial roofs
Different roofs, different checks
GRP fibreglass roofs
GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.
Single-ply and EPDM roofs
On larger commercial single-ply roofs, thermal imaging can help target moisture readings. That makes the survey more focused.
Flying and imaging in Kennington
There are several hotels within about a mile and a half of Kennington, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. Kennington is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. If the drone is used for your survey, the exact boundary is checked for the address first.
Historic houses like Buckingham Palace, about 1.7 miles north-west, show how far back building around Kennington goes. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera does not touch the roof itself. For businesses in and around places such as Gabriel's Wharf, thermal images can show trapped moisture across a wide commercial roof. Hotels and guest houses near Kennington cannot easily close rooms for a leak.
Kennington is about 2 miles south-west of London, in Greater London. Surveys in Kennington work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our Greater London coverage includes Kennington.

Practical tips
A little preparation and a few simple habits help. Some pointers:
- Ask us about the forecast if rain is expected
- Keep the report to compare against after any repair
- Note where damp appears and after what weather
- Photograph damp patches with the date
The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.
Check loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the loft space.
Common questions in Kennington
Does a conservation area affect roof work in Kennington?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is drone flying allowed in Kennington?
Typically it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Kennington. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.
What happens next?
The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
What’s in the survey report?
A written report with photographs, explaining the condition of the roof, any defects and our recommendations, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
