Lambeth: your questions answered
Is parking a problem for a survey in Lambeth?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
How do I find out if my home in Lambeth is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
What insurance do you have?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
How long is the visit?
Time on site depends on the roof; most visits take an hour or two at a typical home; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.
Will the survey show heat loss through my roof?
Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.
Which survey includes thermal imaging?
It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.
What can thermal imaging tell me about my roof?
A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.
Thermal roof survey in Lambeth
On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. We survey loft conversions, flat roofs and insulated roof spaces, and common reasons people get in touch are leaks far from where the stain appears and damp that repairs haven’t cured.
Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what can’t be reached safely. Weather on the day decides whether it goes ahead, in Lambeth as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Why act early in Lambeth
A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. In Lambeth, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
Prices quoted always include VAT, and the report is not charged as an extra. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.
Why us?
- More than 5,000 surveys completed
- Surveys on weekdays, Saturdays and Sundays
- More than 20 years surveying roofs
- PI and public liability insurance
Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.
What affects the price in Lambeth
Prices vary from roof to roof, and it comes down to:
- Features like valleys, chimneys, dormers and parapets
- Basic, Standard or Premium
- The type of building, from a house to a block or an office
- The use of thermal imaging or a drone
Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
What we need to know
Here’s what helps us most when you get in touch:
- How the loft is reached, if there is one
- The style of property, from a terrace to a block
- Any photos you have, taken from ground level or a window
- Where water is showing inside, if it is
We confirm the price for your survey before booking, so you know the cost up front. Our price is from £400, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.
Rented homes, blocks and businesses
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Drones, thermal imaging and Lambeth roofs
The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Lambeth. If the drone is used for your survey, the exact boundary is checked for the address first. Lambeth has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.
For hotels and guest houses around Lambeth, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition. For an older house near a landmark such as St Peter's Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. If you look after a shop, office or commercial unit, for instance near Gabriel's Wharf, large commercial roofs are frequently easiest to see by drone or thermal camera.

What this survey cannot tell you
To be straight with you, there are limits to any roof survey:
- Structural calculations, which need a structural engineer
- Reliable images in rain, strong wind or on a wet roof surface
- Seeing water directly, as the camera shows temperature, not moisture
If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.
Roofs we survey in Lambeth
- Pitched roof slopes
- Loft conversions
- Commercial roofs
- Insulated roof spaces
- Ceilings below the roof
- Flat roofs
How the survey works
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
Getting ready for the survey
- Tell us about any leaks, stains or damp patches you know of
- For flats, make sure roof access has been agreed
- Dig out any old roof reports or invoices
